‼️ MONDAY MORNING UNCOMFORTABLE TRUTHS ‼️

A question for homeowners and real estate investors:

If your HVAC system struggled through every summer and every winter, requiring repairs year after year, would you keep patching it together indefinitely?

If your HVAC leaked into the unit below, causing ceiling damage and repair bills every year, would you keep fixing the symptoms (and damages) … or would you replace the problem?

Most people would replace it.

So why do some property owners wait until an HVAC system completely lays down and dies before considering replacement in their investment properties?

Yes, HVAC systems are expensive.

Unfortunately, so are emergency service calls, repeated repairs, property damage, tenant frustration, vacancy, and preventable maintenance headaches. 

Sometimes repairing is absolutely the right decision.

Sometimes replacing is.

Good property management isn’t about spending money unnecessarily. It’s about recognizing when continuing to repair something is costing more than replacing it.

Here’s my rule of thumb:

If you wouldn’t expect your family to live with it, don’t expect your tenants to.

Protecting your investment and taking care of the people living in it are not mutually exclusive. In fact, they’re usually the same thing. 🏡

I spend a lot of time on this page talking about myself, my experiences, my clients, and occasionally the chaos that comes with property management. 😅

Part of that is because most of my relationships with owners start long before we ever meet in person. Many of our interactions are by phone, email, text, or social media. I want people to know who they’re trusting with one of their biggest investments.

The other part is simple: my experience matters. It’s what helps me solve problems, avoid mistakes, and do my job well.

But I also know this world isn’t all about me. 😉

A few years ago, Maples Realty was basically me, caffeine, and controlled chaos. 😅

Now?
It’s an entire crew helping keep the wheels on this wild ride called property management.

Phones ringing.
Maintenance emergencies.
Lease questions.
Scheduling madness.
Last-minute surprises.

And somehow this team handles it all with professionalism, patience, humor, and only minimal eye twitching. 😂🏡

So today’s Friday shoutout goes to the people behind the scenes who help make Maples Realty what it is.

Here’s a short story for you, made long, in true Tracee fashion.

Over 21 years ago, when I first got into property management, I was hired as a bookkeeper for a local company.

One month I got a call from a property owner who was irritated because his statement was wrong. He was explaining the issue while I sat there staring at it thinking, “Well… I definitely messed something up.” 😅

Finally I said:
‘Gosh, I don’t know what I did, but boy I sure did mess it up — and I’ll fix it.’

The owner got quiet for a second… then started laughing.

He said he couldn’t believe I just owned it.

But here’s the thing:
If I’m the one who messed something up, wasting time passing the buck doesn’t help anybody. It just makes problems bigger and solutions slower.

That lesson stuck with me.

To this day, if I drop the ball, I’ll own it.
If I make a mistake, I’ll fix it.
If I owe someone an apology, they’ll get one.

Now… I won’t take blame for things that aren’t my fault just to keep the peace. 😏
But accountability and transparency matter to me — in business and in life.

None of us are perfect.
What matters is how we handle it when we aren’t.

Sugar-coated bad news is still bad news. 😅

One thing I won’t do as a property manager:
Tell property owners what they want to hear just to get a listing.

I have absolutely no reason to lowball rental pricing. The more money you make, the more money I make.

But experience has taught me unrealistic pricing often costs MORE in the long run through vacancy, price drops, and attracting the wrong expectations.

I’m direct. Always have been.

If I tell you a number lower than you hoped for, it’s not because I’m trying to undersell your property — it’s because I’m trying to help you succeed.

I often say:
“I’m happy to list it for that… and I’d be even happier to be wrong.”

Because I LOVE being wrong when it benefits my clients.

I’d rather lose a listing than gain one by selling false hope. That approach isn't for everyone, and that's okay. But honesty will always be my go-to... even when it's uncomfortable.

If you’re looking for someone to tell you only what you want to hear… I may not be your girl. 😉
