‼️ MONDAY MORNING UNCOMFORTABLE TRUTHS ‼️
A question for homeowners and real estate investors:
If your HVAC system struggled through every summer and every winter, requiring repairs year after year, would you keep patching it together indefinitely?
If your HVAC leaked into the unit below, causing ceiling damage and repair bills every year, would you keep fixing the symptoms (and damages) … or would you replace the problem?
Most people would replace it.
So why do some property owners wait until an HVAC system completely lays down and dies before considering replacement in their investment properties?
Yes, HVAC systems are expensive.
Unfortunately, so are emergency service calls, repeated repairs, property damage, tenant frustration, vacancy, and preventable maintenance headaches. 
Sometimes repairing is absolutely the right decision.
Sometimes replacing is.
Good property management isn’t about spending money unnecessarily. It’s about recognizing when continuing to repair something is costing more than replacing it.
Here’s my rule of thumb:
If you wouldn’t expect your family to live with it, don’t expect your tenants to.
Protecting your investment and taking care of the people living in it are not mutually exclusive. In fact, they’re usually the same thing. 🏡
