If you're looking for something to do around Burien this weekend, I made a list.

Saturday the 19th is a full one: Firefighters to the Rescue, a recycle event, and the Kennedy football game. I also pulled together the places I actually go. Burien Press, The Bean, and Bakery Nouveau for coffee. The Point, Tin Room, and Classic Eats for brunch. Mashiko, El Centro, and Fireside for dinner. Mashiko is moving from the Junction to White Center this fall, so go now. Three Tree Point and the SeaTac Botanical Garden when you need a walk.

We went pending on 5529 Elizabeth Loop SE in Auburn with multiple offers, but it took almost three months to get there.

The house was listed at 775k and sat. We brought it down to 735k, and the seller finally replaced the roof and took care of some repairs. That combination is what got buyers to show up, and then to compete.

I say this a lot: you do not have to fix everything to sell, but you do have to fix the things buyers cannot see past. A roof is one of them. Price is the other.

You don’t have to be ready to buy a house to ask me a question about buying one.

Maybe you’re wondering how much you actually need to save, whether you should talk to a lender yet, what your budget could get you in Seattle, or you saw something that sent you down a rabbit hole.

Ask me. You’re not wasting my time just because you aren’t ready to start touring homes tomorrow.

Is that low interest rate keeping you in a house that doesn’t really work for you anymore?

It’s a hard thing to give up, especially when you look at today’s rates and compare them to what you have. But your interest rate is only one piece of the decision.

Maybe you need another bedroom, your commute has changed, you want to be closer to family, or you’re ready for a home that requires less work. At some point, what you need from your home can outweigh the benefit of keeping the rate you have.

That doesn’t automatically mean moving is the right answer. It means it’s worth looking at the actual numbers alongside what a move would change for you.

You might be surprised by what buyers want to know at an open house.

Yes, they’re looking at the kitchen, the layout, and the backyard. But they’re also asking about the roof, major systems, utilities, HOA rules, recent updates, the neighborhood, and plenty of other details that aren’t nearly as fun to photograph.

If you’re thinking about selling, this is a good reminder to start gathering information about your home before you need it. Dates of repairs, replacements, improvements, utility bills, HOA documents, and anything else you’ve kept over the years can all be helpful once you’re getting ready to list.

Pending in Queen Anne, and this one took a while to get to.

I met these buyers at an open house over a year ago. We toured a lot of homes, wrote two offers that did not come together, and kept going. Then this one came on the market and we had about three days to move on it.

Primary bedroom on the main floor, a layout that actually works, and a street where neighbors know each other. Grocery store, coffee, and a place to grab a drink all within walking distance.

I represented the buyers here, and I am glad the two that got away got away.

If you know someone who has been outbid this year and is starting to wonder whether it is worth it, send them my way. It usually is.

There’s an average age for buying your first home, but that doesn’t mean it needs to be your age.

Some people are ready earlier. Some buy much later. And plenty of people spend a few years wondering if they’re ready before they ever actually start looking.
