Gloucester County real estate stayed active over the last 30 days with 253 closed sales ranging from affordable starter homes to luxury properties over $1M 🏡📈

The most common homes sold were 3 bed / 1-2 bath detached homes, showing strong demand from everyday buyers and growing families. Seeing that homes are closing for more than they were listed for shows indicators of it being a seller’s market and competition amongst buyers. Interested to see how the summer goes

Here’s your latest real estate snapshot for Burlington County (April 2026):

🏡 Average List Price: $455,292
💰 Average Sold Price: $458,275
📉 Average Difference: -$2,983
⏳ Days on Market: 33
📦 Inventory: 2.8 Months
🏠Most Sold Home Type: 2 Bed 2 Bath Condo/Townhome

Over the past three month Burlington County has shown an increase in close price, an increase in sold price compared to list price and also a reduction in days on market (-11 Days) and reduction of inventory (.6) compared to the previous month. These factors tend to favor sellers because homes are being sold for more than what they were originally listed for and there is slightly less inventory. Seller's have more leverage than buyers in this situation. Time will tell if this trend continues throughout the summer.

With the closed price being higher than the list price, the market is telling us that homes are being bought for more than what they were listed for, indications it may be more of a seller's market in Gloucester County. We'll see if this trend continues throughout the Summer!

A Real Estate transaction can be full of surprises, some good and some not so good. One of our jobs as Real Estate Agents are to prepare our clients for unexpected surprises or fees. Here are a few additional cost that come up during the transaction.
