🏡 Camden County Market Update 📊

What does this mean for buyers and sellers?

In the latest Camden County housing data:

✅ 253 homes sold

✅ The most commonly sold home was a 3-bedroom, 1-bath single-family home

✅ Sicklerville continued to be one of the county’s most active communities

✅ Many homes are still selling at or above asking price when priced correctly

What does all this mean? Buyers are active and well-presented homes are continuing to attract strong interest. While the market is becoming more balanced than it was a few years ago, sellers who price strategically are still seeing strong results.

🏡 Average List Price: $393,788
💰 Average Sold Price: $395,224
📉 Average Difference: +$1,436
⏳ Average Days on Market: 48 days
🏠 The most commonly sold home was a 3-bedroom, 1-bath rowhome

What does this mean? Buyers are still active, and well-priced homes are continuing to attract strong interest. In many cases, sellers are receiving full-price offers or better. Seeing that there is 4.5 months worth of homes available it seems like the market is moving more towards a balance status instead of a buyer's or seller's market.

📦 Inventory: 2.6 Months
🏠Most Sold Home Type: 3 Bed 1 Bath Detached Single Family Home

Gloucester County real estate stayed active over the last 30 days with 253 closed sales ranging from affordable starter homes to luxury properties over $1M 🏡📈

The most common homes sold were 3 bed / 1-2 bath detached homes, showing strong demand from everyday buyers and growing families. Seeing that homes are closing for more than they were listed for shows indicators of it being a seller’s market and competition amongst buyers. Interested to see how the summer goes

Here’s your latest real estate snapshot for Burlington County (April 2026):

🏡 Average List Price: $455,292
💰 Average Sold Price: $458,275
📉 Average Difference: -$2,983
⏳ Days on Market: 33
📦 Inventory: 2.8 Months
🏠Most Sold Home Type: 2 Bed 2 Bath Condo/Townhome

Over the past three month Burlington County has shown an increase in close price, an increase in sold price compared to list price and also a reduction in days on market (-11 Days) and reduction of inventory (.6) compared to the previous month. These factors tend to favor sellers because homes are being sold for more than what they were originally listed for and there is slightly less inventory. Seller's have more leverage than buyers in this situation. Time will tell if this trend continues throughout the summer.
