📍 Buying land in Northeast Tennessee? Here’s what YOU need to know about septic permits.

Once you have land under contract, one of the most important steps during your due diligence period is confirming the property will support a septic system.

Here’s the process in Tennessee 👇

1️⃣ YOU apply for the septic permit through TDEC
👉 https://www.tn.gov/environment/permit-permits/water-permits1/septic-systems-permits/ssp/permit-water-septic-system-construction-permit.html

2️⃣ Stake the approximate location of your future home on the property
This doesn’t have to be exact — it just shows where you plan to build.

3️⃣ A TDEC inspector visits the property
They evaluate the site and determine what type of septic system is required for that location.

🚫 Important clarification:
Perc tests are NO LONGER required in Tennessee.
This is one of the most common points of confusion for buyers (and some agents). The process has changed.

Getting this done during due diligence helps you avoid surprises after closing and gives you real information before moving forward.
