Your sellers have been under contract for nearly TWO MONTHS… and the buyer’s lender suddenly sends an email saying they still haven’t started underwriting and don’t even have IRS transcripts yet. 🚩🚩🚩

At this point there are enough red flags here to make a quilt.

True story: WHO YOU CHOOSE FOR YOUR LENDER MATTERS. 👏

In just the last week, our firm has had TWO transactions where poor lending practices cost buyers, sellers, agents, and title companies massive amounts of time, stress, and money.

People don’t realize how many moving parts are involved in a real estate transaction. The lender is either the engine that keeps everything moving… or the thing that welds the entire deal shut.

By this stage:
• sellers have moved out
• utilities have been transferred
• movers have been paid
• repairs have been completed
• buyers have ended leases or given notice
• everyone is emotionally and financially committed

…only to find out the financing was nowhere near ready and likely never will be.

And listen — bad news happens sometimes. Deals fall apart. That’s real estate. But honest communication and competent lenders make ALL the difference.

This is your reminder that the cheapest lender, the friend-of-a-friend lender, or the “we can totally close in 14 days” lender is not always the best choice. 👀
