Yesterday was the first time in 7 years that I closed two houses in one day. I sold this listing over in Wellston for a friend. This sold on a land contract. There aren't a lot of land contracts happening these days, but I've been doing this long enough to have been involved in quite a few. The monthly market numbers are interesting. It does appear that prices are starting to stabilize. This is creating a more balanced market (not necessarily favoring sellers or buyers). We are all waiting for interest rates to come down significantly, but it might be a while yet. If there is something that checks all your boxes, buy now and refinance later to avoid having to compete with more sellers and perhaps not getting what you want.
