If you are planning on putting your home on the market, this summer, here are some quick basic tips to help you get ready.

It is well documented — clean homes sell faster!! A clean home can signify overall care and maintenance, and can help a buyer feel more comfortable. Get help from your Agent, if this is something you struggle with! Many consider this a cost of doing business and will absorb this cost…many will even do it themselves!

Inspect it— there’s nothing worse than thinking your home is perfectly fine, and when a buyer does inspections you find out there is $7000 worth of moisture damage in the crawlspace, your electrical panel needs to be replaced and your septic system is in trouble. This is great information to know upfront, because we can always make arrangements for needed repairs. 

PAINT IT! Do a GREAT JOB OF IT! No paint blobs on the ceiling, use eggshell on walls and semi-gloss on trim. Use a neutral tone throughout—-Sherwin Williams & Benjamin Moore Paints are of great quality and it’s easy to find a popular color, like “Universal Khaki” that looks good anywhere. Hire a professional, if you aren’t good at it. We know some folks!

Declutter, remove bulky furniture, take down personal photos, get rid of all the extra that make your closets, drawers and cabinets look too small—Buyers are using all of their senses when looking for the perfect home—make it a pleasing experience. This is your product to sell.

Increase curb appeal by meticulously cutting & edging the yard, pressure washing the home and driveway, adding fresh mulch (w**d guards in place—-don’t try to go cheap and throw mulch down where there is already grass and w**ds, the first time it rains real good and the sun hits it, the w**ds will poke through the new mulch and that looks even worse than “no mulch”.). Update your entry way with fresh paint, new mat, new light fixture, seasonal wreath and a large potted plant.

One of the biggest surprises for many homebuyers is hearing the term “closing costs.” Let’s break it down simply so you know exactly what to expect before you buy a home!

🔑 Closing costs are the fees and expenses paid when finalizing a real estate transaction. They are separate from your down payment and usually include both lender fees and third-party services needed to complete the sale.

📋 Common Closing Costs Include:
