🌊 Not all ocean views are created equal—and on the North Oregon Coast, the difference can have a real impact on value.

When I’m looking at a view property with a buyer, one of the first things I consider is whether that view is likely to stay the same.

Are there trees on neighboring properties that could eventually grow into the sightline? Is the home in front currently single-level—and could it potentially be remodeled or redeveloped into something taller? What do local zoning and height limits allow?

I also look at where you actually experience the view. Is it visible from the main living spaces, or only from one particular spot? How exposed is the home to wind and weather? Does it still feel private?

🌅 A great ocean view absolutely adds value. But when you’re paying a premium for it, it’s worth understanding how protected that view really is.

🌊 A coastal home can look perfect on a sunny day, but water is always something to think about when buying at the beach.

Before getting too far into a property, I recommend checking a few things early: Is flood insurance required, and what will it cost? Is there an elevation certificate? And how does the property handle heavy winter rain and stormwater? 🌧️

These aren’t necessarily deal breakers, but they can affect insurance, maintenance and the true cost of owning the home.

• Value view, beach access, and short-term rental eligibility separately.
• Compare with recent sales that share the same standout feature.
• Confirm local rental rules before counting rental upside.
• Price for the likely buyer. A second-home buyer and an investor do not pay for the same things.

On the coast, buildable depends on more than the listing. Verify utilities, setbacks, slope and soil, wetlands, and local view rules first.
Ask for the parcel map, zoning, and any past feasibility notes before you assume the site is ready.

Build your estimate in four buckets: fixed bills, coastal upkeep, empty-home services, and a reserve for bigger repairs. Before you buy, ask for the last 12 months of taxes, insurance, utilities, HOA details, and vendor costs, then test the total against a normal year instead of a perfect one. On the North Oregon Coast, weather and salt air can make small maintenance items show up more often than buyers expect.
