Closing day: when the deal is officially done but the sign has decided it’s ten toes down. 😂🏡

Apparently getting everyone to the closing table was easier than getting this thing out of the ground. 😭😂 But after a little fighting, pulling, and questioning… the sign is DOWN and this one is officially SOLD! 🎉🔑

There’s always something extra exciting about pulling a sign out of the yard on closing day. It means all the showings, negotiations, paperwork, inspections, and everything in between finally paid off.

Hope This Helps — Part 2 🏡

Your house doesn’t have to be perfect before you list it. In fact, it probably won’t be and that’s completely okay.

One of the biggest things I see sellers do is delay putting their home on the market because they feel like they need to fix, update, replace, paint, or finish everything first.

The scuffed baseboards. The room you’ve been meaning to repaint. The outdated light fixture. The cabinet that needs adjusting. That project you started two years ago and never quite finished. 😅

Here’s the thing: buyers aren’t necessarily expecting perfection. They’re looking at the whole picture that includes the home, the location, the condition, the features, and most importantly, whether the price makes sense for what they’re getting.

That doesn’t mean preparation isn’t important. Cleaning, decluttering, improving curb appeal, taking care of obvious repairs, and making sure your home shows its best can absolutely help you when it’s time to sell.

But there’s also a point where you can spend thousands of dollars “getting ready to sell” without ever seeing that money come back to you.

Before you start replacing floors, remodeling bathrooms, repainting the entire house, or tackling every little item on your to-do list, talk to your Realtor first.

Part of our job is helping you determine what’s worth fixing, what could help your home sell, what may give you a return on your investment, and what you can probably leave alone.

Your home doesn’t have to look like nobody has ever lived there. It just needs to be presented well, priced appropriately for its condition, and marketed to the right buyers.

So if you’ve been saying, “We want to sell, but the house just isn’t ready yet…” you might be a lot closer to ready than you think.
