I just finished analyzing the July MLS data, and one trend really stood out:

➡️ Northville isn't slowing down—it's becoming smarter.

Buyers are still paying premium prices for homes that are priced correctly and show well. Sellers who invest in preparation and pricing strategy are seeing the best results.

Here are a few highlights from my latest market analysis:

📈 Average home values remain strong
🏠 Homes priced correctly are selling quickly
💰 Sellers continue to receive close to full asking price
📍 The $500,000–$750,000 price range remains the busiest segment of the Northville market

One of my biggest takeaways after reviewing the data:

The first 10–14 days on the market can make all the difference. Homes that generate immediate interest continue to receive the strongest offers, while buyers are negotiating more on listings that stay on the market longer.

Did you know the average home in the City of Plymouth sold for MORE than its asking price in July?

That's right.

According to the July MLS data, homes in the City of Plymouth sold for an average of 104.23% of their asking price.

What does that mean?

It tells us buyers are still willing to compete for homes that are:
✔ Priced strategically
✔ Move-in ready
✔ Professionally marketed

Here's the important part...

This doesn't mean every home will sell above asking. Today's buyers are more selective than they were a few years ago. The homes getting the strongest offers are the ones that are prepared correctly before they ever hit the market.

After reviewing all of the July sales in both Plymouth City and Plymouth Township, I found several interesting trends that every buyer and seller should understand before making a move.

If you've been wondering whether the Canton Township housing market is slowing down, I spent some time reviewing the July numbers—and the data tells a different story.

Here's what stood out:

📊 70 homes sold in July
💰 Average sale price: $533,295
🏡 Median sale price: $492,500
⏱️ Typical home sold in just 10 days
📈 Homes sold for an average of 101.8% of asking price

Bart's Take

The market hasn't cooled—it has become more selective.

The homes receiving the strongest offers all have a few things in common:
✔️ They're priced correctly.
✔️ They're well prepared.
✔️ They present well online.
✔️ They create value that buyers recognize.

More than half of the homes that sold in July closed above asking price, proving that buyers are still willing to compete for the right home.
