Most sellers prep their home for what buyers will see. Very few think about what buyers will perceive.
There’s a big difference, and it shows up in the first ninety seconds of every single showing.
I’ve walked through enough homes with enough buyers to know exactly what’s running through their heads the moment that front door opens. And, it’s not what most sellers expect.
These slides are written from the buyer’s perspective, because sometimes the most useful thing a seller can do is stand on the other side of the door.
DM me “WALKTHROUGH” and I’ll visit your home and tell you exactly what buyers are thinking before they’ve said a single word.

The accepted offer feels like the finish line. But it really isn’t.
What happens in the weeks between a seller saying yes and you actually getting your keys is the part of the process that surprises buyers the most, and the part where having the right guidance matters more than at any other stage.
The full breakdown is in the slides, because knowing what’s coming makes every step easier to move through.
If you’re wanting to make an offer soon, DM me “KEYS” and I’ll walk you through the full timeline so nothing catches you off guard.

I keep a running list of places in Cape Coral that somehow never get the attention they deserve. No viral moment, no influencer tag, just genuinely great and completely packed every single weekend.
If you are ready to shake up your usual picks, here are a few worth adding to your regular rotation:

Local restaurant or cafe 1 is the kind of place where the menu hasn’t changed much because everyone loves it too much to touch it.

Local spot 2 57 is the neighbourhood staple that somehow still feels like a discovery every time you go back.

Hidden gem 3 Tide Social House is quietly one of the best-kept secrets in [City]. Now you know.

Drop your favorites in the comments. The best recommendations always come from the people who actually live here.

June is one of the strongest months to sell, and most sellers don’t fully understand why.
Buyer behaviour shifts noticeably this time of year. Schedules get busier, vacations get booked, and the urgency that drove the spring market starts competing with summer plans. That doesn’t mean buyers disappear. It means the ones still actively searching in June are serious.
They aren’t pausing for Summer. They continue to move forward with real intent.
What that means for you is pretty straightforward. Less foot traffic, but higher quality conversations. The buyers walking through your door in June aren’t casually browsing. They’ve got a reason to be there.
The homes that perform well this month make it easy for those buyers to say yes quickly. Pricing that reflects the market, presentation that doesn’t require imagination, and a clean process from offer to close.
If you’re thinking about listing before the summer slowdown sets in, the window right now is worth understanding before you decide.
DM me “JUNE” and let’s look at exactly what buyer activity looks like in [Neighbourhood] right now.

The last day of school hits and suddenly you have six weeks, two kids, and zero plan.
This is not a parenting post. It’s your survival guide.
SWFL is genuinely one of the best places to spend a summer with kids, but most families end up cycling through the same three options because they never had a chance to map out everything else available to them.
Swipe through for a mix of things to do, places to explore, and ways to make this the summer your kids actually talk about when they are grown.
And if you want a full list, DM me “SUMMER” and I’ll send you the Ultimate SWFL Summer Guide, with the best local spots, free events, day trips, and everything your family needs to make the most of these eight weeks.
Be sure to save this post too. You’ll want it on a Tuesday in July when someone asks “what are we doing today?” for the fourteenth time.

A pool can absolutely make a home feel like a lifestyle upgrade. And for the right buyer it really can be.
I had a buyer recently who fell in love with a home the moment they saw the pool. By the time we finished talking through everything that comes with it, they were still excited AND a lot more prepared.
Swipe through for what you should know when considering a house with a pool. Make some notes and if it still feels right, reach out. I’ll put together a list of pool properties in your area to compare and we can visit.

One of the things I love most about Cape Coral is that behind every main street and side street, there are people who have poured everything into building our community.
These aren’t the places with necessarily the biggest marketing budgets. But, they are definitely ones where the owner knows your name by your third visit, where the quality speaks for itself, and where every dollar you spend stays right here in Cape Coral.
Save these profiles and be sure to check them out this weekend:

Wicked Dolphin Distillery — Surprisingly fun tours and tastings. It feels much more authentic and local.

Matlacha — Still one of the coolest little artsy fishing villages in Florida. Bright colors, galleries, local seafood, funky energy. Go before it gets too commercialized.

High Tide Social House - This one has quietly become one of the more stylish marina-side spots in Cape Coral. Good cocktails, solid seafood, and the atmosphere feels more modern and upscale than many older Cape Coral Restaurants.

Point 57 - Is actually one of those " locals know " restaurants that quietly stays consistently good without a huge tourist reputation. What makes it stand out? Elevated food without Naples-level pricing, strong cocktails and brunch, more polished atmosphere than many Cape Coral spots.

If you have a favorite local business I should know about, drop it in the comments. I’m always looking to add to my list.
