We bought our house for $410,000.

Then the market went wild and, on paper, it looked like our house was worth around $700,000.

That feels pretty amazingโ€ฆ until you look at it from the buyerโ€™s side.

A buyer looking at a $700,000 house when rates were around 3% was looking at a completely different monthly payment than a buyer looking at that same $700,000 house with rates in the high 6โ€™s.

The house didnโ€™t suddenly become a bad house.
The improvements didnโ€™t disappear.
And the appreciation wasnโ€™t โ€œfake.โ€

But the buyerโ€™s buying power changed.

I think thatโ€™s one of the hardest parts of this market for sellers. We remember the highest number we saw attached to our house, but todayโ€™s buyer is making their decision based on todayโ€™s payment.

If I were selling my own house right now, Iโ€™d have to have that exact same conversation with myself.
