Here's a little history that's been living in my head rent free.

The first president to have electricity in the White House reportedly would not touch the switches. Benjamin Harrison and his wife were so nervous about getting shocked that they had the staff flip the lights on and off.

And they weren't alone. When electricity first came to regular homes, people were scared of three things. That it would burn the house down. That they'd get shocked, and it did happen, there was a man who had sparks fly off him and it was in every newspaper. And that nobody even needed it. Candles were fine, right?

But they figured it out. They always do. Every time something new and a little scary comes along, we get nervous, and then we find our footing. I think about that a lot lately.

Let's talk about the data centers coming to Bartow County, because I don't think many of us are exactly thrilled about it.
There are three things keeping me up at night. The noise, because some folks say they can't sleep through that constant hum. The water, because nobody wants to risk our wells or that beautiful Adairsville spring. And the electric bills, because none of us signed up to help pay for the power these things burn through.
I'm not here to tell you how to feel. I'm here because I live here too, and I think it matters that we talk about it honestly.

Can you spot the difference? 👀

Buyers, this one's for you, and it might change how you're thinking about this year.

There are 564 homes for sale in Bartow County right now. A couple years ago? Around 200. That's the most we've seen in years. So if it's felt like there's nothing out there, that is not today's market.

More homes means you finally have room. Room to negotiate, room to take your time, room to walk away from one that isn't right and go look at the next. That did not exist two years ago, and it won't last forever.

Home sales really come down to just two things. And one of them explains the mood we're all in.
The first is need. We all need somewhere to lay our head, renting or buying. That never goes away. The second is building. You buy when you're building something, a future, some wealth, a life. And right now that building feeling is quiet, because so much feels heavy. So my honest call is we see fewer sales the back half of the year.
But here's where I land hopeful. Our jobs in Bartow County stay pretty insulated, and stable jobs are the whole ballgame. A market only works when people can actually buy what's for sale. As long as folks here are working, our market keeps moving.
