I had some tough conversations with Sellers at kitchen tables last week. I had to tell them the truth about the inverse relationship between interest rate rates and prices based on the last six months of sales. Now that interest rates are up, prices are either flat or down a little bit, especially this time of year. 30-Year Mortgage Rates Are at Their Highest Level Since May 2025
The national average for a 30-year fixed-rate mortgage climbed today to 7.07%, its highest level in more than 15 months. The last time the average was this far above 7.00% was May 28, 2025, when it reached 7.08%.

This recent run-up has pushed the flagship average almost 30 basis points higher since late August, taking borrowing costs to within a hair of the 7% threshold. Rates are also now more than 90 basis points above their lowest point this year, a dip to 6.16% in late February.
