Good morning everyone, I hope you're having an amazing Friday. We are going to start something called Friday's Failures, items or situations we find during home inspections, from common to rare.
This failure is a common one, many homeowners and home builders are not familiar with kickout flashing, also known as diverter flashing.
Kickout/diverter flashing is a special type of flashing that diverts rainwater away from the cladding and into the gutter. When installed properly, they provide excellent protection against the pe*******on of water into the building envelope.
When the flashing is missing, modified, or improperly installed, the damage that may occur can be expensive and as I come to find out, most home owners insurance won't help with the cost.
