🏡 **Thinking about buying a home? Your timeline matters more than you might think.**

Right now, the average home purchase takes about **50 days from contract to closing**. And that doesn’t include the time it may take to get pre-approved, find the right home, tour properties, and get an offer accepted.

So if you’re thinking, *“I’d like to be in a new home by ___,”* it’s worth working backward from that date and starting the conversation sooner rather than later.

I’ve been waiting for this moment. 🤎

Today, I finally get to introduce *The 4P Legacy Group.*

And while you’ll see a new name, a new logo and a new look, this is about so much more than a rebrand.

When I started in real estate, I knew I wanted to build a business that felt like *mine*. Not because I wanted my name on something, but because I wanted to create something that could grow beyond me.

Something built around family. Relationships. Trust. Hard work. And the idea that the decisions we make today can change what’s possible for the generations that come after us.

That’s where 4P comes in.

4P has been part of our family story long before it ever became part of my real estate business. It comes from the Patterson family cattle brand, originally representing the four Patterson boys. Over the years, that little brand became a symbol of family, history and the things you work hard to build and eventually pass on.

And now, we get to give it a new chapter.

For our family of four, 4P represents where we’ve come from, what we’re building together, and what we hope to leave behind.

That’s also exactly how I’ve come to see real estate.

A home is rarely just a home. Land is rarely just land. An investment is rarely just about the numbers.

These decisions become part of a family’s story. They can create stability, opportunity, memories, wealth and a legacy that reaches far beyond the closing table.

That is the kind of real estate business I want to build.

So this isn’t simply a new name for my business.

If I could go back and ask my pool builder 7 questions before we built our pool, I absolutely would.

After living through Alkali Silica Reaction (ASR) and watching our dream pool fail before it was even 3 years old, I learned that not all concrete mixes, aggregates, testing procedures, and warranties are created equal.

In this video, I’m sharing the 7 questions I now believe every homeowner should ask before signing a pool contract. These aren’t questions I learned from a textbook. They’re questions I learned through experience, frustration, thousands of dollars, and a complete pool rebuild.
