📊 Denver Metro Market Update | April 2026

The Denver market is doing something we haven’t seen in years: finding real balance.

Median close price held steady at $605,000 — virtually unchanged from the last two Aprils — even as inventory continued to climb. At the same time, well-priced homes are still moving fast, with median days in MLS dropping to just 14 days.

What does that mean?
The market isn’t slowing down… it’s stabilizing.

For buyers, that creates more opportunity and less chaos.
For sellers, pricing and presentation matter more than ever.

📊 Denver Metro Market Update | March 2026

If there’s one thing to know this month, it’s this: the market seems to be gaining momentum.

Even with higher rates and a wave of new listings hitting the market, buyers showed up ready to make moves. Pending sales were up more than 30% month over month, homes sold much faster, and well-priced properties saw solid competition.

Prices are starting to rise too, which shows fresh momentum heading into spring. That said, it’s not the same across every segment. Detached homes are leading the way, while condos and townhomes are still taking longer to sell and seeing softer demand.

Bottom line: the market is finding its footing. Buyers are active, but they’re being selective. Sellers who price correctly and position their home the right way are the ones getting the best results.
