Bill Lee started his Real Estate career 10 years ago and immediately discovered a passion for helping people grow their wealth through investment in real estate. He has assisted real estate investors from across the globe in buying and selling investment real estate, from million-dollar turnkey to full rehab projects. Bill primarily focused on multi-family properties at the beginning of his career

, and he credits that beginning with teaching him how to develop strategies to assist people in other forms of investment real estate including retail, industrial, and land development. He believes that the key to his success is knowing what each individual client needs and working with them to meet that need. Becoming a Certified International Property Specialist took Bill to a new level. With his C.I.P.S. he has been able to branch his business to overseas investors looking to invest in the Dayton/Cincinnati region. He has worked with clients in Europe, Asia, and the Middle East. He is also an active member of the European American Chamber of Commerce (EACC) which focuses on developing relationships with companies looking to do business in the Cincinnati/Dayton markets. In December of 2020 Bill finalized his Masters in Commercial Property (M.I.C.P) Designation; always working on his education is one of the keys to his success. Bill is also known for his vast network, he is an active member of Business Network International (B.N.I), H7 network, EACC and various other networking groups. This has proven helpful to both his clients and friends--for any need you may have, Bill will know who to call! Bill is the Senior Real Estate agent for The Blatt group at KW Commercial Advisors. Some of the best commercial development opportunities are actually smaller infill sites located inside established growth areas.

When evaluating land, smart developers look for:
✔ Interstate access
✔ Existing retail and medical traffic
✔ Strong surrounding demographics
✔ Utilities already in place
✔ Growing residential density nearby

That combination is often far more valuable than simply having more acreage.

Most office users focus on square footage and price first.

But for defense contractors and R&D companies, the real question is usually:

“Can this location support our operations?”

In markets tied to major military and research installations like Wright-Patterson AFB, companies often prioritize:

• Proximity to the base
• Existing secure infrastructure
• Access to engineering and technical talent
• Efficient highway connectivity
• Collaboration opportunities with nearby contractors and research groups

The right location can improve recruiting, operational efficiency, and long-term scalability far more than simply finding the cheapest space available.
