It doesn’t take a buyer long to feel out the “vibe” of your home. As a realtor, here are 3 things that make buyers walk away from a home:

1. SMELL - smoke, pets, mildew, etc…

2. LIGHT - is it light or dark in your home? If the first thing a buyer sees is “dark” it automatically makes the house feel less “homey”

3. CLEANLINESS - is there clutter, messes, last nights dinner left out, junk in the yard, etc… all these are a reflection of how the home might have been taken care of through the years.

Psssst... interest rates aren’t the whole story. 👀

Somewhere along the way, interest rates became the main character in every homebuying conversation.

They matter, of course.

But obsessing over one number can distract you from the question that actually matters: does buying a home right now make sense for your finances, your plans, and the life you’re trying to build?

A rate can tell you part of the cost.

It can’t tell you whether you’ve outgrown your current space, how long you plan to stay, what opportunities exist in your local market, or whether the monthly payment fits comfortably into your real life.

That’s why I’d rather help you evaluate the whole decision than wait around for one magical number to give you permission.

Do you really need a real estate agent in Charleston?
 
Technically, there are parts of a move you can handle on your own.
 
The bigger question is how much time you want to spend figuring out what matters, what can be ignored, and what deserves a closer look in the Charleston market.
 
That’s where experience changes the process. A good agent isn’t there just to unlock doors or put a sign in the yard.
 
They’re there to help you make sense of the market you’re actually in, narrow down your options, catch details you may not know to look for yet, and keep the process moving when something unexpected comes up.
 
You can absolutely do a lot yourself. You just shouldn’t have to become a real estate expert in the middle of making a major life decision.

Being a realtor in Charleston feels easy breezy when the deal is straightforward.

The real test is when things start to fall apart. 👀

When the appraisal comes in low, the inspection gets tense, the buyer gets nervous, or one unexpected problem suddenly changes the tone of the whole deal, that’s when you find out what kind of support you really have.

Those are the moments where I’m not just checking boxes.

The #1 way I get eyes on your listing is by getting it in front of people who were not even searching yet.

Because your buyer might not be sitting on the MLS refreshing new listings, they might be scrolling after work, sending a video to their partner, or realizing your home is exactly what they did not know they were looking for.
