Charleston real estate sales were about the same in 2025 as 2023 and 2024. For 2025 we were up 1.4% in transactions versus 2024. For the first two months of 2026, the number of transactions is very similar to the same 2025 period. And the median price of closed sales is also very similar to the same 2025 period. Right now the median price of homes and condos in Charleston is about $433k. Condos make up about 25% of our market. The median price of single family homes is naturally a bit higher at $465k. It’s a bit early in the year to make predictions yet. The Fed did cut the rates one more time in early December. Unfortunately, inflation has ticked up a good bit and it is unlikely that there will be any more rate cuts for the foreseeable future.

Meanwhile, the Charleston economy is doing well. But there was a bit less economic news in February as might see going forward. Boeing has donated $1M to Lowcountry Land Trust for the Angel Oak Preserve project. The project has raised $6.9M toward its $16.5M goal. The 44-acre preserve will serve as a park and living museum. Nearly 200 affordable and workforce housing units are underway after receiving $6.6 million from the Housing Our Future Trust Fund. Fund backed by Charleston County and SC Community Loan Fund. RCB Development acquires, redevelops, and fully leases 91000-square-foot facility located in North Charleston. Waterside Business Logistics has leased 41380 square feet and Smithey Ironware takes the remaining space to expand manufacturing.

But there is talk that there won’t be any rate cuts in the first half of 2026.

Meanwhile, the Charleston economy is booming. Le Creuset has opened 300k sqft distribution facility in Hampton County. This is the 4th Lowcountry expansion for the French cookware maker adding 30 jobs.

Goldrich Kest purchased a 449k sqft property in Summerville, marking its first acquisition in SC. The primary tenant for the Class A building is IFA Rotorion, an automotive supplier. Mobix Fulfillment leased 342k sqft at Coastal Crossroads in Summerville. The site offers I-26 access and connectivity to Port of Charleston.

MUSC Health Clements Ferry Pavilion opened to patients in December. The 80k sqft medical office building employs 180 team members.

Breeze adds seasonal nonstop route from Charleston to Fort Lauderdale with service beginning July 2. They have also added nonstop flights from Charleston to Atlantic City beginning May 6. Introductory fares start at $49 one way.

Sun PhuQuoc Airways ordered up to 40 Boeing 787 Dreamliners. This is the largest Boeing widebody order in Vietnamese history.

Charleston has been selected as US headquarters for Superbox cold chain system. Their modular units cut cold storage build times from months to weeks. The fleet will include 30k assets serving food, pharmaceutical and chemical suppliers. Long-term plans include a Lowcountry manufacturing facility and 100 jobs.

Median sales price for the area is now at $440k. Mortgage rates have moved back under the 6.3% level. The Fed did cut the rates one more time in early December. This has all been good news for real estate sales and we have seen a bit better buying activity in recent weeks. But there is talk that there won’t be any rate cuts in the first half of 2026.

Meanwhile, the Charleston economy is booming. Breeze Airways is launching nonstop service from Charleston to Cancun. Flights will operate once weekly on Saturdays. Introductory fares start at $119 one way. City of Charleston and Charleston Redevelopment Corp. deliver four new workforce housing units downtown. The partnership announced 200 additional affordable housing units over the next three years. The project includes $55 million in planned investment and $100,000 city contribution.

Delta Air Lines ordered 30 Boeing 787 Dreamliners with options for 30 more. Alaska Airlines announced its largest-ever airplane order with Boeing. The deal includes five South Carolina-built 787 Dreamliners for long-haul routes. The order covers 105 737-10 jets plus options for 35 more.

The Beach Co. completed The Charles, a luxury waterfront rental project in downtown Charleston. The development includes 15 townhomes and eight residential flats across three buildings. Monthly rents range from $9,000 to $23,000, with units up to 3,400 square feet. A $2M church project has started on James Island.
