September is here! Autumn 🍂 🍁 just around the corner???!!! 🤔

Dock Street Theater is performing the Wizard of Oz until September 27. The annual MOJA Arts Festival runs from Sep 24-Oct 4. The Footlight Players will be performing Grease at the Queen Street Playhouse until Sept 13. Freshfields at Kiawah is hosting bingo and movie night each Wednesday night and live music each Friday night on the village green. They also have a farmers market each Monday. And the Town of Kiawah hosts Food Truck Fridays at the Town Hall. The Farmers Market in Marion Square is every Saturday. Another is in West Ashley each Wednesday afternoon at Ackerman Park. The N Charleston Farmers Market is each Thursday at the Park Circle Pavilion. The Riverdogs will be finishing the regular season at the Joe Sept 1-6,10,11.

Charleston real estate sales were a bit better in the Jan-July 2026 period than the same 2025 period. We were up 5% in transactions and the median price of closed sales was up 2.4%. Right now, the median price of homes and condos in Charleston is about $452k. Condos make up about 25% of our market. The median price of single-family homes only is naturally a bit higher at $488k. The number of July transactions was down about 15% compared to June. Inflation has ticked up a good bit and it is unlikely that there will be any more rate cuts for the foreseeable future. South Carolina’s rapid population growth continues to fuel higher home prices and reshape housing demand. Mixed-use developments such as Downtown Nexton are expanding to meet growing demand. Industry leaders say job growth, infrastructure and lifestyle continue attracting new residents to the state.

Meanwhile, the Charleston economy is doing well. Hutchinson Apartments has opened in Nexton with 324 residential units. The complex includes apartments and townhomes with one-, two- and three-bedroom options. Amenities include a pool, fitness center, game room, walking trail and pet park.

Translucent Solar will invest $15.675 million in a new Dorchester County factory. The 1.2-gigawatt facility will create 167 new jobs. The highly automated solar panel factory is expected to be operational by the end of 2026.

Trison Wells is investing $3.37 million to expand its Walterboro operations. The project will create 30 new jobs in Colleton County.

IEB Americas will invest $1.5 million in Charleston County. The battery charging and power supply company will create 30 jobs. The North Charleston facility will be the company’s first major production operation in North America.

The Charleston area housing market is continuing to settle into a more normal pace after the extremes from several years ago.

During the first half of 2026, sales of single-family home were up 5% compared with the same period last year. That’s the strongest first-half growth rate since 2017. Home prices are also still rising, but much more gradually than they did during the rapid run-up from 2020 to 2022.

One of the biggest reasons the market remains steady is continued population growth. South Carolina ranked first in the country for population growth from 2024 to 2025, and Charleston ranked 29th out of 430 major metro areas. More people moving into the area continues to support long-term housing demand.

At the same time, affordability is still a real challenge. Higher home prices and mortgage rates have made buyers more cautious, more selective, and much more focused on their monthly payment. The demand is still there, but not everyone who wants to buy is currently able to.

The broader outlook remains fairly positive, but inflation and interest rates are still important to watch. If inflation stays elevated, we may not see a meaningful drop in mortgage rates anytime soon, and rates could remain higher into 2027.

The main takeaway is that Charleston’s market is stable, but it is not an effortless market. Buyers may have more time and negotiating room than they did a few years ago. Sellers can still do well, but pricing, condition, presentation, and patience matter more than they used to.

Today, we celebrate not only Independence Day, but also the 250th birthday of America’s founding. 🇺🇸

July is here and we celebrate 250 years of USA! Of course, there will be fireworks 🎇 displays aplenty.

Also, running through the summer, Charleston is proudly hosting the original copy of the Declaration Of Independence at the Charleston Museum. Dock Street Theater will be performing a musical version of Little Women from July 14-July 26. Freshfields at Kiawah is hosting bingo and movie night each Wednesday night and live music each Friday night on the village green. The Farmers Market in Marion Square is every Saturday. Another is in West Ashley each Wednesday afternoon at Ackerman Park. The Charleston Battery will be hosting soccer matches on the pitch on July 4 and 18. The Riverdogs will be at the Joe from July 17-26.

Right now, the median price of homes and condos in Charleston is about $450k. Condos make up about 25% of our market. The median price of single-family homes only is naturally a bit higher at $480k. Inflation has ticked up a good bit and it is unlikely that there will be any more rate cuts for the foreseeable future. In fact, May job growth has some thinking that the next move will be a rate hike.

Meanwhile, the Charleston economy is doing well. SC Ports received design approval for a new ro-ro terminal on May 15. The North Charleston Terminal expansion is expected to begin operations in 2027. The project will expand cargo and container capacity at the port.

Berkeley Hospital completed a three-year expansion that doubled bed capacity from 50 to 100 beds. The project added 300,000 square feet of new and renovated space as part of the hospital’s 2030 Strategic Plan. Emergency services expanded from 14 to 35 patient care bays, while imaging and surgical capacity doubled. The expansion added a new heart and vascular center and enhanced women, infants and children’s services. HCA Healthcare broke ground on a $15 million freestanding emergency room in Cane Bay. The 10,000-square-foot facility will feature 10 exam rooms, imaging, lab services and telemedicine. The ER will serve Cane Bay, Nexton, Del Webb, Carnes Crossroads and surrounding communities. Novant Health opened its new Center for Women’s Health at East Cooper Medical Center. The approximately 40,000-square-foot facility consolidates multiple women’s health specialties under one roof. Services include ob-gyn care, mammography, breast surgery, urogynecology and diagnostic services.

Highline Hospitality Partners has transformed the former Hyatt Place Charleston Historic District into The Lowline Hotel. The 197-room downtown Charleston hotel is accepting reservations beginning in July. The property features Leeward Restaurant, a café and market, event space, a pool and fitness center.
Venom EV will establish South Carolina operations in a 200,000-square-foot facility in Summerville. The Wisconsin-based electric vehicle manufacturer is investing $645,000 in the project. The company plans to create 60 jobs in manufacturing, engineering, logistics and customer support.

Red Metals will invest $70 million in its first production operation in Charleston County. The project is expected to create at least 45 new jobs. The company will manufacture high-conductivity copper rod for wire, cable and electrical applications.
Weston & Sampson CMR has dedicated a new 20,000-square-foot construction and operations facility in North Charleston. The facility includes office space, warehouse storage and a multi-bay repair shop.

Pinckney Partners has signed Michael Mitchell, one of Charleston’s premier luxury interior design firms, to a lease for 12,156 square feet at South Island Market, a mixed-use development at 3791 Betsy Kerrison Parkway, Johns Island. Horse Spot is expanding its Charleston County operations and creating 11 new jobs. The company’s platform supports more than 1,800 horse shows, rodeos and fairs annually. The company recently received a $200,000 investment allocation through SC Launch and is an SCRA member company.

Charleston real estate sales were about the same in 2025 as 2023 and 2024. For 2025 we were up 1.4% in transactions versus 2024. For the first two months of 2026, the number of transactions is very similar to the same 2025 period. And the median price of closed sales is also very similar to the same 2025 period. Right now the median price of homes and condos in Charleston is about $433k. Condos make up about 25% of our market. The median price of single family homes is naturally a bit higher at $465k. It’s a bit early in the year to make predictions yet. The Fed did cut the rates one more time in early December. Unfortunately, inflation has ticked up a good bit and it is unlikely that there will be any more rate cuts for the foreseeable future.

Meanwhile, the Charleston economy is doing well. But there was a bit less economic news in February as might see going forward. Boeing has donated $1M to Lowcountry Land Trust for the Angel Oak Preserve project. The project has raised $6.9M toward its $16.5M goal. The 44-acre preserve will serve as a park and living museum. Nearly 200 affordable and workforce housing units are underway after receiving $6.6 million from the Housing Our Future Trust Fund. Fund backed by Charleston County and SC Community Loan Fund. RCB Development acquires, redevelops, and fully leases 91000-square-foot facility located in North Charleston. Waterside Business Logistics has leased 41380 square feet and Smithey Ironware takes the remaining space to expand manufacturing.
