FRIDAY MOOD: When the buyers start renovating the house before they legally own it. 😎💀

Welcome back to things that could only happen in North Carolina real estate…

The buyers signed their closing documents that morning.

They were so excited that someone gave them the door code and said:

“Congratulations! It’s yours!”

One tiny problem…

THE DEED HADN’T RECORDED YET.

The lender’s wire was delayed, the attorney couldn’t disburse, and the house was not officially closed.

But the buyers didn’t know that.

By the time everyone realized what was happening, they had already entered the property and started “getting a head start” on renovations.

And by renovations, I mean they had removed the kitchen cabinets and started tearing down a wall. 💀

So now the sellers technically still own a house that someone else is actively demolishing.

The attorneys are calling everyone.

The agents are panicking.

And the buyers are standing in the kitchen holding a crowbar, confused about why everyone keeps telling them to STOP. 😭

Signing the documents is settlement.

Recording the deed is closing! Realtors.. don't give keys until the property is OFFICIALLY recorded!

Please do not begin your HGTV transformation between the two. 😂

“What exactly does a Transaction Coordinator do?”

This is one of the questions we’re asked all the time!

The simplest answer: we are the agent’s behind-the-scenes right hand from contract to close. ✨

Once a property goes under contract, there are deadlines to track, documents to organize, signatures to collect, appointments to coordinate, people to update, and approximately 847 small details trying to live inside the agent’s head. 😅

That’s where we come in.

We help manage the administrative side of the transaction, communicate with the parties involved, follow up on outstanding items, and make sure everyone knows what is happening and what comes next.

The agent is still the client’s agent, advocate, negotiator, and trusted advisor. We don’t replace that relationship—we support it.

Our goal is to keep agents from being buried underneath the transaction so they have more time to serve their clients, build relationships, and grow their business.

A mentor completely changed the way I think about consistency.

I don’t know about you, but when I decide to be consistent, I want to do it perfectly. I want to show up at the same level every day, check every box, stay on schedule, and never miss a beat.

But business—and life—doesn’t work that way.

Things happen. Some days you have 100% to give. Other days, simply completing the most important task is a win.

They helped me realize that consistency isn’t about doing everything perfectly every single day. It’s about continuing to show up—even when what you’re able to give looks different.

Imperfect effort still counts. A slower day doesn’t erase your progress, and missing a beat doesn’t mean you’ve failed.

You don’t have to be perfectly consistent. You just have to keep coming back. 🤍

That perspective genuinely changed everything for me.

When someone says, “Call me this fall,” choose the date and add it to your calendar while you’re still talking.

Don’t write “follow up later.” Later isn’t a date—and hoping you remember isn’t a system. 😂

FRIDAY MOOD: When the buyers arrive for their final walkthrough—and the seller has taken the TOILETS. 😎💀

Welcome back to things I’ve actually experienced as a TC…

Closing is in two hours. Everyone is excited. The buyers walk into their soon-to-be home for the final walkthrough and immediately realize something feels… different.

The refrigerator? Gone.

The dining room chandelier? Gone.

The bathroom mirrors? Gone.

And then they walk into the bathrooms.

THE TOILETS ARE GONE. 🚽

Apparently, the seller believed that because they personally purchased and installed everything, they were entitled to take it all with them.

Ma’am/Sir.… those are fixtures. They were attached to the house. The house you are currently under contract to sell. 😭

So instead of preparing for a smooth closing, everyone is scrambling to determine what has to be returned, replaced, credited, or held back at closing.

What would you do?! 😂
