FRIDAY MOOD: When the buyers start renovating the house before they legally own it. 😎💀
Welcome back to things that could only happen in North Carolina real estate…
The buyers signed their closing documents that morning.
They were so excited that someone gave them the door code and said:
“Congratulations! It’s yours!”
One tiny problem…
THE DEED HADN’T RECORDED YET.
The lender’s wire was delayed, the attorney couldn’t disburse, and the house was not officially closed.
But the buyers didn’t know that.
By the time everyone realized what was happening, they had already entered the property and started “getting a head start” on renovations.
And by renovations, I mean they had removed the kitchen cabinets and started tearing down a wall. 💀
So now the sellers technically still own a house that someone else is actively demolishing.
The attorneys are calling everyone.
The agents are panicking.
And the buyers are standing in the kitchen holding a crowbar, confused about why everyone keeps telling them to STOP. 😭
Signing the documents is settlement.
Recording the deed is closing! Realtors.. don't give keys until the property is OFFICIALLY recorded!
