Having time to inspect a house and paying the seller for that time are two different things.

A low appraisal doesn't automatically mean you have to drop your price.

Start with the report. Are the property details right? Are the comparable sales actually comparable? If something was missed, the buyer can ask their lender to review supporting evidence. If the value holds, you can negotiate the price, the buyer can bring more cash, or you can meet somewhere in between. Keep an eye on your contract deadlines while you sort it out.
