✨ AUGUST MARKET UPDATE ✨ The wind down of summer brought a slower pace to Charlotte real estate. After increases in new listings, pending sales, and closed sales in June and July, August saw a dip across those metrics. Listings took longer to sell giving buyers more time to browse, but prices have continued to climb. Both the average list price and the average sales price are up year-over-year. Overall, there are clear indicators and metrics that show benefits for buyers and sellers respectively.

• New Listings: 4,940 (-2.2% YoY)
• Pending Sales: 3,763 (-1.8% YoY)
• Closed Sales: 3,560 (-8.7% YoY)
• Inventory of Homes for Sale: 13,574 (+7.1% YoY)
• Days on Market Until Sale: 50
• Average List Price: $520,021 (+1.3% YoY)
• Average Sales Price: $530,308 (+3.7% YoY)
• Percent of Original List Price Received: 95.5%

As we look ahead to the fall real estate market, interest rates are the hottest topic. Everyone is keeping their eyes on continued inflation and rising treasury yields as some economists predict a 30-year fixed mortgage rate of around 7% as the “new normal” for the remainder of 2026.
