Buyers Gain Unique Opportunities Amid Growing Inventory
We're seeing a shift in the market landscape: as inventory rises and new listings come online, buyers are experiencing a level of negotiation leverage that’s been rare in recent years. Pending home sales across the US have dipped to a six-month low, even as the median home price has ticked up 1.9% to $400,649. Higher mortgage rates continue to impact monthly payments, and in some areas, price drops and increased seller concessions are coming into play.

As a Listing Specialist with Coldwell Banker Realty, I always keep a close eye on these trends—because understanding buyer leverage helps my sellers strategically position their homes. It’s never just about putting a sign in the yard; it’s about creating a complete listing strategy that stands out, even as buyers gain more options. From professional marketing to skilled negotiation and pricing, my approach is designed to protect your interests and achieve the strongest possible outcome, no matter how the market shifts.

More Homes Available: Opportunities Grow for Buyers
We’re seeing new home listings edge up by 0.4%—the highest level since April—while total inventory has increased 0.5%, reaching a peak not seen since May. Yet, even as more properties become available, pending home sales have dipped by 1.1%, hitting a six-month low. High costs and mortgage rates hovering near 6.65% are clearly making buyers pause. As someone dedicated to helping sellers navigate shifting markets, I know that positioning your home strategically is more important than ever. A thoughtful pricing and marketing approach can make all the difference when demand cools. Listing success isn’t just about putting a sign in the yard—it’s about ensuring your property stands out and attracts serious buyers, especially when the numbers tell us competition for attention is growing.

Buy and Sell a Home Simultaneously: Strategies for Success
Navigating a buy-and-sell move at the same time can feel overwhelming, but with the right strategy, you can make the process work in your favor. Over my 20+ years as a listing specialist, I’ve guided countless homeowners through the delicate balance of selling and buying in tandem. Selling your home first helps you establish a clear budget for your next purchase, though it may mean arranging temporary housing between closings. On the other hand, buying first allows for a more relaxed move, but it can leave you carrying two mortgages temporarily. Contingent offers are another option—they can help minimize financial risk, but may not be as attractive to sellers in a competitive market. No matter which route you consider, careful planning and flexibility are key. My approach always starts with a tailored strategy to protect your interests and maximize results, ensuring you feel confident every step of the way.

US Luxury Home Sales Vary Widely
Luxury home sales across the US are showing remarkable variety, with recent top transactions ranging from $3.7M all the way up to $130M in different metro areas. The highest recorded sale—an impressive $130M—highlights just how dynamic the upper end of the market can be. Other notable transactions came in at $47M, $40.2M, $40M, $21.2M, $19M, $18M, and $17.5M, underscoring the depth of luxury demand nationwide. In several standout markets, even the fifth-most-expensive sale exceeded $10M, a clear sign of especially robust luxury pricing. One metro revealed a tight spread among its five priciest sales, ranging from $24M to $40M, suggesting concentrated buyer activity at the very top tier. These figures reflect publicly marketed properties and may not capture private transactions—especially in nondisclosure markets, where only listing prices are available. As a listing specialist who’s helped sellers successfully position luxury properties for over two decades, I know how important it is to understand these trends for strategic pricing and marketing. Every market is unique, and the right approach can make all the difference in maximizing a home’s potential.

U.S. Starter Buyers Gain Leverage
The entry-level market is seeing a shift—starter-home buyers are finding more balance, with greater choice, less competition, and increased negotiating power than we've seen in recent years. While well-prepared and correctly priced homes still attract swift offers, I've noticed that listings which linger or need work are giving buyers more room to negotiate on price and secure seller concessions—think closing-cost credits, rate buydowns, post-inspection repairs, and even included appliances or furnishings. For sellers, this means the right pricing and a strong first impression are more critical than ever to stand out from the pack. Affordability remains a hurdle, with average 30-year mortgage rates holding around 7% in mid to late Q3 2026. For buyers who are financially ready, the market presents less frenzy, but success still comes down to having your savings, credit, and budget in sync. As someone who’s helped countless sellers navigate shifting market dynamics, I know how essential it is to position a property strategically—whether your home is move-in ready or needs a little polish to maximize buyer interest.
