This one was definitely a journey.

Many people see the closing photo, the smiles, the keys, and the celebration.

What they don't see are the weeks of work behind the scenes.

Unexpected delays.
Additional conditions.
Waiting on updates.
Waiting on approvals.
Waiting on documents.

Sometimes, delays happen in a transaction that are completely outside of the buyer's or agent's control.

Unfortunately, when that happens, real estate professionals are often the first people clients see and hear from, even though we're waiting alongside them for answers and solutions.

There were moments during this transaction where things moved slower than expected, and I know it was frustrating for everyone involved.

But instead of focusing on the problems, we focused on getting to the closing table.

One step at a time.

What is an encumbrance in real estate?

An encumbrance is any claim, restriction, or liability attached to a property that may affect its value, use, or transfer of ownership.

In simple terms — it’s anything that can “weigh down” the property or limit what the owner can do with it.

Examples may include:
✅ Liens
✅ Easements
✅ HOA restrictions
✅ Unpaid property taxes
✅ Judgments or legal claims

This is why buyers should always review title work, disclosures, surveys, HOA documents, and attorney/title updates before closing.

Because some encumbrances can transfer with the property — and you do not want surprises after you get the keys. 🔑
