Data centers are a fact of life. Like transformers were in the early 20th century, and like highways were in the mid 20th century, they're needed to move us forward. With so many people concerned about the impact of data centers, we aren’t sharing this to discourage those wanting to make fully informed decisions. We say this to remind us all that to maintain our excellence in health care, education, planning, safety, transportation, and more, we can’t just close our eyes to the issues. -- REBIC works to demystify development by advocating for outcomes that preserve rights and open pathways to collaboration. We use our voice to support property owner rights, as well as the evolving landscape of our technological needs. -- We know we can’t go backwards and we can’t just lead with fear. Let’s find a way forward that keeps our region strong and full of opportunity.

Last week True Homes and the Prosperity Alliance hosted a Framing Celebration at Hoover Townes, a new development bringing affordable housing to residents of the West Sugar Creek community.

True Homes and Prosperity Alliance were joined by representatives from CMS School system and District 1 councilperson, Danté Anderson. The pervading sentiment was that this project serves as a landmark example of the kind of collaboration it takes to create real solutions to the housing affordability crisis.

Prosperity Alliance partner, Marcus Kornegay, highlighted the true meaning behind the project, “When we look at these homes taking shape behind us, it’s easy to see the lumber, construction materials, and framing, but what we are really seeing is opportunity being built, one home at a time.”

Afterwards, guests were invited to write messages of encouragement on the interior framing for future families that will occupy the new homes. A permanent reminder of what can be accomplished when people work together.

Yesterday, REBIC and the Charlotte Regional Business Alliance were privileged to host an Executive Meet and Greet with Brad Briner, Treasurer of North Carolina. His education and experience position him as one of the most respected and competent executive leaders in the country. A stellar group of business leaders filled the room to hear Treasurer Briner give an overview of the exceptional financial position of our state, share his notable accomplishments in creating even more strength within the system, and hear his bold goals for the fiscal future of the state. Treasurer Briner also engaged in a generous Q and A session. At the end he shared a quote that we feel communicates a mantra all of government should adopt. He explained that focusing only on transparency does nothing but that, "accountability is where transparency meets results." Thank you to those who supported this important event including Bobbi Jo Lazarus, Sagar Rathie, David Longo, and notable guests from UNC Charlotte.

What is exclusionary zoning and how is it exacerbating the housing shortage?

Exclusionary zoning is the practice of utilizing regulatory policy to arbitrarily control how a piece of land can be used. Restrictions can include minimum lots sizes, parking mandates, height limits, and strict requirements on building use.

One such consequence is that 70% of all residential use land is zoned for single family homes only. Because of the limits and monetary burden imposed by exclusionary zoning restrictions, housing supply suffers. These policies not only stunt economic growth but they limit economic mobility and only intensify America's housing affordability crisis.

Last week members of the Canopy Realtor® Association and the Charlotte Region Commercial Board of Realtors® totaling nearly 100 strong descended upon the North Carolina Capital complex for their annual trip to meet with area legislators. These are the kinds of activities that REBIC is keen to support. When face to face discussions take place, solutions come into view.

For this year’s event we were able meet with an impressive list of leaders. Thank you to these folks and all the people who made time to answer questions and understand our needs.

On Wednesday, May 27, the North Carolina Department of Labor (NCDOL), at the invitation of Alan Banks, visited a Keystone Custom Homes building site in Cornelius to conduct construction site safety training. REBIC was in attendance to reinforce our support for the state's monitoring and training resources.

In addition to a designated NCDOL trainer, NC Commissioner of Labor, Luke Farley was also on site to explain his priorities and the need to stay focused on empowering homebuilders from the state level. With homebuilding sites being the number one job site for injuries, this training is vital to keeping the engine of supply strong.

The event is yet another reminder how communities benefit from cooperation between our industry and the NCDOL.
