Charlottesville neighborhoods each have their own personality, and once you’ve spent enough time here, you can almost picture them as people.

Belmont brings everyone together. North Downtown always has plans. Fry’s Spring takes life at an easier pace. Greenbrier heads for the trail, and Woolen Mills happily does its own thing.

Charlottesville students have a beautiful new place to learn this year!

The brand-new Charlottesville Middle School fully opened at the start of the school year, and the finished space feels incredible. There’s so much natural light, and you can feel the energy from the moment you walk through the doors.

As a former educator, I love seeing students welcomed into a space designed to help them learn, connect, and grow.

Public tours are a great way to see the new school for yourself, or you may get a peek inside while catching a game in the brand-new gym. Have you visited yet?

Charlottesville’s fall color gets plenty of attention. The leaves sitting in the gutters afterward deserve a little attention too.

Before those cooler mornings settle in, give your home a quick seasonal check. With so many mature trees throughout our neighborhoods, cleaning the gutters and checking the downspouts belong near the top of the list. It’s also a good time to inspect the roof, seal drafty windows, disconnect hoses, replace the HVAC filter, test your alarms, and have the fireplace checked.

Ivy has a way of feeling tucked away, even though Charlottesville is only a few miles down the road.

The landscape is what people tend to notice first: rolling pastures, mountain views, mature trees, and homes with plenty of room around them. No two parts of Ivy look exactly alike. Flordon, Kenridge, Ragged Mountain Farm, Bellair, Ednam, and Farmington each bring their own setting, architecture, and character to the area.

There’s plenty of local personality too! Duner’s, Ivy Nursery, the Blue Ridge Swim Club, and spring Saturdays at Foxfield all help make this part of Western Albemarle feel distinctly Ivy.

The first Labor Day celebration took place in 1882, which means Americans have been enjoying this end-of-summer tradition for 144 years!

Around here, I’m looking forward to extra family time and hopefully getting outside before September gets into full swing.

Six days. That was the median time on market for homes that sold in Greene County during Q2 2026.

That was the quickest pace among the six localities included in CAAR’s report, and pending sales climbed nearly 15% compared with the same quarter last year.

Here’s what really caught my attention: Greene also had 15% more active listings, yet the median time on market held steady at six days. Buyers had more homes to consider, and the right properties were still moving quickly.

Greene County keeps drawing buyers, and I can understand why! If you know the area well, what would you tell someone who’s thinking about making it home?
