“Just because it’s standing today doesn’t mean it was built correctly.”

This attic tells a story. Roof framing was added over a manufactured home, but the original metal roofing appears to still be in place beneath the newer structure. That means portions of the framing and attachment points were concealed and not fully visible during the inspection.

When additions or roof-overs are installed on manufactured homes, proper engineering, support, load transfer, and attachment methods matter. Too often, we see work that was “made to fit” instead of built to standard.

A newer roof doesn’t automatically mean a better roof. What’s underneath matters just as much as what you see from the curb.

This is exactly why inspections matter — especially on manufactured homes with additions, remodels, or structural modifications.

On today’s inspection, we found a deck and stair system improperly attached to the skirting of a manufactured home instead of a properly supported structural connection. The skirting is not designed to carry structural loads. Multiple support piers were also improperly installed, poorly supported, and lacked proper bearing surfaces. Conditions like these can lead to movement, sagging, instability, and potential structural failure over time. Manufactured homes require specific attachment and support methods, and shortcuts like this are exactly why inspections matter.

If a Realtor says, “the home inspection killed the deal,” what they’re really saying is:

“I didn’t know how to negotiate after the truth came out.”

A home inspection doesn’t create problems.
The problems were already there.

The report is a tool — not a weapon. A skilled agent uses it to renegotiate, prioritize repairs, adjust expectations, or protect their client from making a bad purchase.

Insight Home Inspection Services is not. Never has been.

We are a locally owned and operated company serving East Tennessee — not a branch of a national chain operating from a corporate playbook. That difference matters more than most buyers realize.

With a franchise model, inspectors are often trained to follow the same standardized process across the country, regardless of regional construction methods, local building practices, terrain, moisture conditions, crawl space environments, or the common shortcuts seen in this area.
