This one had me a little nervous for a minute! 😅

We were working with a VA loan, and I knew the appraisal could be a little more challenging, especially here in the country where finding truly comparable homes can be tough.

Sure enough, the appraisal came back Tidewater. The appraiser could not find enough comparable sales to support the contract price and asked me to provide additional comps.

So I went to work. 🔎📊
I found 4 homes that supported the value and submitted them to the appraiser. Thankfully, the appraisal came back at value! 🙌🎉
And now we are CLOSING! 🥂🔑
We are closing a week earlier than originally planned, and I couldn't be happier for my sellers! ❤️

This is one of those moments that reminds me why having an agent who is willing to dig in, do the research, and fight for the deal matters. 💪🏼

If you’ve been wondering what’s really happening in the St. Clair County real estate market, the numbers are telling an interesting story. 👇
📊 Median Sale Price: $239,000
⏱️ Average Days on Market: 27 days
🏠 Inventory: 2.6 months of supply
So what does that mean?
➡️ For sellers: Well priced, move in ready homes are still getting attention. Buyers don’t have unlimited choices, which can work in a seller’s favor.
➡️ For buyers: Mortgage rates are still around the mid 6% range, but waiting for rates to drop isn't automatically the best strategy. When rates come down, more buyers may jump back into the market, which could mean more competition.
💡 Sometimes the better strategy is to find the right home now and consider refinancing later if rates improve.
