Was discussing rates with a client yesterday... Yes, 30 year fixed mortgage rates are up since the Iran war (Chart 1)... but zoom out to a 1 year view, and we see rates DOWN notably (chart 2). Everyone says rates are high. But are they really?

Yes, 6.30% feels painful if you bought or refinanced in 2021 at 2.75%. But zoom out:

📊 Last 1 year average: 6.41%
📊 Last 10 year average: 4.84%
📊 All-time average (since 1971): 7.69%

Today's rate is BELOW the 55-year historical average.

The 2020–2021 era wasn't "normal" — it was a once-in-a-generation anomaly. Today's rates are closer to typical than most people realize.

If you've been waiting for rates to "come back down," the data suggests this may simply be the market. The best time to buy the right home is when it makes sense for your life — not when you're timing a rate that may never return to 3%.
