To compare them fairly, total the same buckets for each option: mortgage, taxes, insurance, condo fee, maintenance reserve, parking, and the real cost of your commute. • Touch up paint, trim, and doors that stick.
• Re-caulk baths and kitchens and stop small leaks.
• Brighten darker rooms with warm bulbs and clean fixtures.
• Tidy the exterior: gutters, paths, overgrowth, and the front entry.
• Skip the rush remodel. Clean, working older finishes can still show beautifully.

Around Newton and Brookline, I usually see better results from repairs and presentation than last-minute overhauls.
