The truth is… buyers start forming opinions before they ever walk through your front door.

Overgrown landscaping.
A faded front door.
Dead plants.
Dirty light fixtures.
Patchy grass.

None of these things seem huge on their own, but together? They signal deferred maintenance to buyers before they even step inside.

And the opposite is true too.

Fresh mulch.

Most people know the basics when they’re buying a home.

But it’s the little things that can completely derail a deal…

Opening a new credit card before closing.
Buying furniture for the new house before the loan is final.
Even changing jobs, sometimes for a better opportunity, can create issues with financing.

And buyers? Going in with a super low offer “just to see what happens” usually tells the seller you’re not serious before negotiations even begin.

The good news is that almost all of this is avoidable when you have the right guidance from the start.

I’ve seen homeowners spend $90,000 on a kitchen remodel before selling… and not come close to making it back.

Meanwhile, the house down the street spends a few hundred dollars on fresh paint, cleans up the landscaping, swaps out an old garage door, and ends up with stronger offers.

That’s because the updates that actually move the needle are usually the ones that remove buyer objections.

A well-kept yard tells buyers the home has been cared for.

Fresh neutral paint makes spaces feel brighter, cleaner, and bigger.

Good lighting, clean carpet, polished hardware… those details matter more than people think.

I’ve walked through homes where sellers over-improved for the neighborhood and barely broke even.

And I’ve seen relatively small changes completely shift a buyer’s first impression before they even walk through the front door.
