This squirrel is pretty much how I feel after a full week of Property Manager fun. 😅

Everything that could possibly go wrong in a realtor's career happened on ONE transaction with my seller (also a property management client) — and yet, somehow, the second offer closed in two weeks. 🏡 Then right at the finish line… a broken window AND a broken blind. 😂

Huge shout out to Misty Gallup , my amazing transaction coordinator, for always keeping it together when everything's falling apart. 🙌 I could not do this without you!

And in the middle of all of it — a trip to Arizona for an incredible all-women real estate investor conference. ✨ So inspiring to be surrounded by women building empires! Then right back home to Cheyenne to write a 4th offer for another client growing their investment property portfolio. 🔑 Can't forget picking up 5 new properties to manage.

Me after winning in court yesterday 👇

Let me tell you about my last week...

We spent hrs preparing evidence. Had everything organized with what I hoped the Judge (and me) could follow easily. Practiced my timeline. Knew my case inside and out.

Then I stood up to speak and my mouth went FULL DESERT. Cotton mouth so bad I sounded like I'd been wandering Wyoming without water for three days. 😅

But you know what? I still won. (And learned a few lessons along the way.)
Why? Because when you have solid documentation and professional systems in place, even when your body betrays you, the evidence speaks for itself.

This is what property owners don't see: the behind-the-scenes work that turns "he said/she said" into "here's exactly what happened, timestamped and documented."
Every maintenance request logged. Every communication saved. Every photo dated and organized.
It's boring. It's tedious. It's absolutely ESSENTIAL.
