Mortgage rates are still hovering in the 6% range. That may seem good compared to last February, but some homes out there still have VA loans attached from when rates were under 3%. If you can assume that loan, you keep that rate. It's not simple and it's not very common, but when it works, the numbers speak for themselves, potentially savings hundreds per month and hundreds of thousands in interest over the life of the loan.
