FAQ Wednesday 🏡❓

Q: What is earnest money, and how much do I have to pay?

Think of earnest money as your “I’m serious about buying this house!” money. 💰🏡

It’s a deposit made after your offer is accepted that shows the seller you’re serious about moving forward.

💵 In our area, 1% of the purchase price is a common amount, but it can vary depending on the offer and the contract.

And here’s the important part: it’s not an additional cost! When you close, your earnest money is typically credited toward your down payment and/or closing costs.

There are also important rules about when you can get your earnest money back — which is why understanding your contract and deadlines is SO important.

This is just one of the many details I’ll walk you through when you’re buying a home. 🤝

FAQ Wednesday 🏡❓

Q: What adds the most value before selling your home?

My answer? Don’t start renovating just yet! 👀

Every home is different, and what makes sense for one house may not make sense for another.

Before you spend a dollar, let’s walk through your home together. 🤝

Some of the things I’ll look at first:

✨ Decluttering & deep cleaning
🎨 Fresh paint where it will make the biggest impact
🌿 Landscaping & curb appeal
🔨 Small repairs and updates that buyers will notice
📸 And most importantly… finding your WOW factor!

Every house has something that can make buyers say “WOW!” — maybe it’s the kitchen, a beautiful backyard, a fireplace, a stunning primary suite, or even an amazing view.

My job is to find it, make it shine, and make sure your marketing showcases it beautifully. 📸✨

And I’m not a huge believer in taking on big projects right before listing unless the numbers make sense for YOUR home.

The goal isn’t to make your house perfect.

The goal is to spend strategically where it will make the biggest difference. 💰🏡

FAQ Wednesday 🏡❓

Q: What happens after my offer is accepted?

🎉 YAY! Your offer was accepted! Best feeling ever!

But we’re not at the finish line quite yet! There are still a few important steps to get through:

💰 Earnest Money Deposit — typically around 1% of the purchase price

🔎 Inspection — usually completed within the first 7 days

🤝 Negotiations — depending on the inspection results and the terms of the contract, we may have some negotiating to do. (Unless the home is being sold as-is.)

And then there are several other important steps — loan requirements, appraisal, final walkthrough and more — that I’ll guide you through all the way to closing. 🔑🏡

Offer accepted is exciting… but my job is making sure we get you all the way to the finish line! ❤️
