What no one tells you about touring homes?

The house you thought you wanted may not be the house you actually want.

I’ve watched buyers walk into a home that checked nearly every box on their list and know within five minutes it wasn’t right.

Then we’ll walk into another one that breaks two or three of their “rules” and suddenly they’re picturing where the Christmas tree goes. 😂

That’s because buying a home isn’t just a checklist.

You start learning things you couldn’t really know from scrolling listings:

Maybe that huge open floor plan you loved online feels a little too open in person.

Maybe you thought you needed new construction, but an older home with mature trees and character feels more like you.

Maybe you were convinced you wanted to live in town until you see what the same money buys you ten minutes farther out.

Touring homes isn’t just about finding THE house.

It’s how you figure out what actually matters to you.

And sometimes the house that changes your mind is the one you almost didn’t go see.

You can only pick ONE. Which one are you choosing? 👇

🏡 HOUSE A:
Newer construction. Open floor plan. Big kitchen. Low maintenance. Everything feels fresh and move-in ready.

🌳 HOUSE B:
Older home with character. Mature trees. Original details. A few things you’d probably change, but the kind of house that doesn’t look like everybody else’s.

🌾 HOUSE C:
A little farther out. More land. Bigger shop. Fewer neighbors. You give up some convenience, but gain room to spread out.

Here’s the catch:

They’re all the same price.

Which one gets your money?

A, B or C?

And you don’t get to combine them. I know some of you are already trying to put House A on House C’s acreage. 😂

Buyer Tip Monday: Don’t eliminate a house because of the photos.

I know. That sounds a little strange coming from a Realtor who thinks good real estate photography matters. 😂

But hear me out.

Some houses photograph beautifully and feel completely different when you walk through the door.

Others have terrible photos online and turn out to be surprisingly good homes.

Pictures can’t always tell you:

• How a room actually feels
• Whether the layout flows well
• How much natural light comes through the windows
• What the neighborhood feels like
• How quiet the backyard is
• Whether the house just feels like you

And sometimes bad photography is actually an opportunity.

If other buyers scroll right past a perfectly good house because the listing photos aren’t doing it any favors, there may be less competition waiting for you when you get there.

So if a house checks most of your important boxes but the photos aren’t knocking your socks off?

Go see it.

You can eliminate it in ten minutes.

Or you might walk through the front door and realize everyone else scrolling past it did you a favor.

Buyer FAQ: How much money do I actually need to buy a house?

A lot of people assume the answer is 20% down.

For many buyers, it isn’t even close.

Depending on the loan and your situation, there are programs that may allow for a much smaller down payment. Some qualified buyers may even have options with no down payment.

But here’s the part I think gets overlooked:

The down payment isn’t the only number we need to plan for.

There can also be closing costs, inspections, appraisal expenses, moving costs and, preferably, some money left in your savings account after you get the keys. Because becoming a homeowner and immediately being broke isn’t really the goal. 😂

That’s why I’d rather help someone figure this out before they think they’re ready to buy.

You may discover you’re closer than you thought.

Or we may discover you need six months to get a few things in place.

Either answer is useful.

You know what’s funny about looking at houses?

What you think you want and what you actually fall in love with aren’t always the same thing.

You can make a list that says:

3 bedrooms.
Big kitchen.
Open floor plan.
Large backyard.

Then you walk into a house and suddenly realize…

“I don’t actually like completely open floor plans.”

“I’d trade some kitchen space for a bigger pantry.”

“I need more natural light.”

“I absolutely need a covered patio.”

Or my personal favorite:

“I know I said I didn’t care about that…but apparently I care about that.” 😂

That’s why I don’t think touring homes is only for people who are ready to write an offer tomorrow.

Walking through a few houses can teach you an incredible amount about what feels right, what doesn’t, and which things actually matter to you.

And that makes you a much smarter buyer when the right house eventually comes along.

One thing buyers sometimes underestimate when they’re looking for a house?

They’re also choosing what they want their everyday life to look like.

Maybe you want to be five minutes from your favorite coffee shop.

Maybe you want a quiet place outside of town with enough room that you can’t see what your neighbor is grilling for dinner. 😂

Maybe you want sidewalks, restaurants and things to do nearby.

Or maybe your perfect Saturday is absolutely nowhere near another human being.

Square footage, bedrooms and price matter, of course.

But so does the life you get to live when you walk out the front door.

That’s one reason I like getting to know my buyers beyond their list of “must-haves.” Sometimes the neighborhood, town or location ends up being every bit as important as the house itself.

So I’m curious…

If you could choose ONE, would you rather live:

🏙️ Close to everything
🌳 Quiet neighborhood
🌾 A little land outside of town
☕️ Walkable to restaurants and coffee

One of the easiest mistakes to make when you’re looking at homes?

Assuming the asking price tells you what the house is worth.

It doesn’t.

The listing price is where the seller chose to start the conversation.

Before deciding what you should pay, there are other things we need to look at:

• What comparable homes have actually sold for
• How long the house has been on the market
• Its condition and any updates it may need
• Whether there have been price reductions
• What’s happening with similar homes nearby
• And, most importantly, what makes sense for your budget and situation

Sometimes a house is priced right on the money.

Sometimes it’s priced aggressively because the seller expects competition.

And sometimes the price and the market simply aren’t on speaking terms. 😂

That’s one of the reasons I don’t want my buyers falling in love with a house and then blindly deciding what to offer.

We look at the numbers first. Then we decide what makes sense.

Buying a home is emotional enough.

Your offer doesn’t have to be.
