Inspections Part 4. Have you heard of Radon??? Radon is a gas that is emitted from rock. In the last 5 years I’ve had more buyers do radon tests. This is linked to lung cancer with high exposure to this gas over an extended period of time. There are home inspectors in our area that can test this for you. If your reading comes back high there are ways to mitigate. Radon systems can be installed in the home to push the gas through and exit the home so it doesn’t linger.

Inspections Part 3- You’ve put a home under contract and realized it’s not on city sewer but has an individual septic system. What does that mean????? It means you might want to find out where the septic is located and where the drain lines are located. Many homes constructed after the 1970s will have documentation at the Environmental Health Office for your county. This is a diagram that shows where the septic is located and where the drain lines are in relation to the home. Now the best part is actually having a contractor come out and check that system to make sure it is working properly. One thing you don’t want is to realize there is a septic issue and have it back up in your home via the drain system. Not fun! Been there and had it happen. It’s worth every penny to have someone come out and check. They will let you know if the chamber needs to be pumped and it’s cheaper to have them go ahead and do it. It’s some of the best money I’ve ever spent!!! But don’t be near it when they uncover the top…stinky, stinky, stinky!!

So thankful this seller allowed me to help in the sale of her home. Now as she closes this chapter she begins a new one in a different atmosphere and place! At times it felt things would not come together for her but in the end her faith carried us to the closing table!

Inspections Part 2- are you buying a place with a well? Might want to check that water. Environmental Health can come out to take a water sample. But keep in mind if you go this route you could be waiting a couple weeks for results. They charge $50 for the results but you can be waiting a while. You can have a private contractor come out and check the water. The charge is more but results will be quicker. The UGA Extension office can also check the water for minerals. If the water results come back showing positive for bacteria then a treatment plan can be suggested. You can always take the test a step further and have the well examined. All components can be checked to ensure it is working properly. If you’ve grown up on well water you know how great it can taste!!! If you’ve grown up with city water then maybe having this test completed will give you peace of mind in learning how these systems operate.

Part 1-You’re buying a home what next???? Now you have a lot of choices regarding inspections you can do to your newly under contract property. Many people think you just do a home inspection and that’s it but that’s just the tip of the iceberg!! There are many inspections that can be done. We will talk abt different inspections that might be worth the investment of your hard earned money during your due diligence. The most well known is a home inspection. This covers main components of the home and typically takes a few hours from beginning to finish. Usually the inspector prefers to have the bulk part done before the buyer shows up. This way they can point out key things the buyer may not know about that could cost them money they didn’t expect paying. The point of a home inspection is to uncover issues with the home that is undetected by the eye or that the sellers may be unaware of. Some buyers think sellers know about these issues but many times they do not. Honestly, I can’t tell you the last time I was in my crawlspace so I have no idea what could be going on down there! You can ask the seller to address certain issues by a professional or you can ask them to reduce the price by a certain amount. You want to focus on safety items or things that are a danger to occupants of the home. Items that may be nearing their life expectancy but that are still in working condition are not items you can ask for the seller to address. Many times asking for a home warranty can give a new homeowner peace of mind. Normal wear and tear on a home is commonly listed in a home inspection report but again, not something that you need to focus on. Items or key components not working correctly or safety issues need to be the main focus.

What sold in Northeast Georgia the month of May? Take a look at these slides. Out of 199 listings the average list price was just under $430,000. The average sale price was $416,394. So for the most part overall properties are still selling just under list price. The northeast Georgia market is still strong.

What was great about this home? Lots! 4 bedrooms, lots of space, and acreage in northeast Georgia. My sellers are moving on to their next chapter and these the new buyers are beginning a new chapter in this home!
