We've actually seen it happen...

A buyer gets pre-approved, finds the perfect home, and then thinks:

🚤 "Now that I'm approved... I can finally buy that boat!"

Not so fast...

Until you have the keys in your hand, your lender may still verify:
✅ Employment
✅ Credit
✅ Bank accounts
✅ Debt-to-income ratio

That shiny new boat, truck, motorcycle, or even a new credit card could change your loan approval before closing.

Moral of the story:
The house is the dream. The toys can wait a couple more days.
