Takeaways with Tim | 2525 South Hanley

Recently closed: 2525 South Hanley, a 29,400 SF industrial facility in the Hanley Industrial submarket.

With limited availability of industrial buildings under 30,000 SF in the St. Louis market, opportunities like this are rare. After serving as Panera Bread's commissary for more than 30 years, this property presented a unique opportunity in a tight industrial submarket.

💡 The takeaway is simple: keep an open mind

In today's industrial real estate market, waiting for the "perfect" building can mean missing out on great opportunities. Some of the best deals come from properties that weren't initially on your radar.

For brokers: don't make the decision for your client—present the opportunity and let them evaluate it.

For owners and occupiers: get out and tour buildings. Don't be afraid to consider buildings that are larger, smaller, or different than your original criteria. There is no substitute for walking a property and seeing how it could work for your operation.
