Raises it: a strong tenant, a long lease, built-in rent increases, good condition, flexible zoning, highway access, the right clear height and power.

Lowers it: vacancy, near-term expirations, below-market rent, deferred maintenance, and restrictive zoning.

Here’s the whole engine behind most commercial value, in one line:

Net operating income, divided by the cap rate the market expects, equals value.

When your income rises, value rises. When cap rates rise, value falls, even if your rent never moved. That last part is why higher interest rates cooled a lot of values without anyone’s rent roll shrinking.
