FAQ: What do I have to disclose about my home when selling? ๐Ÿค”

In Tennessee, the law requires sellers to disclose certain material defects, or adverse material facts, in the property to potential buyers. Material defects are those that could substantially affect the value of the property or the buyer's decision to purchase it. The required disclosures include, but are not limited to:

1. Any known defects in the property's structure, roof, plumbing, electrical, HVAC, or other major systems.

2. Any known environmental hazards, such as lead paint, asbestos, or radon.

3. Any known problems with the property's water supply or sewage disposal system.

4. Any known boundary disputes, encroachments, or easements affecting the property.

5. Any known zoning violations or pending zoning changes affecting the property.

6. Any known defects in the title, such as liens, encumbrances, or claims against the property.

7. Any known defects in the property's septic system, if applicable.

It is important to note that this is not an exhaustive list, and other disclosures may be required depending on the specific circumstances of the property. Additionally, sellers are generally required to disclose any material defects that they are aware of, even if those defects are not specifically listed in the law.

That's why a good agent is so important. We don't just market your home and negotiate to protect your best interest, we also make sure you are compliant with the law and avoid future law suits after your home is sold. A good agent makes all the difference, and I'd love to be yours!

โ€ผ๏ธ Just Listed โ€ผ๏ธ

Middle TN friends, take note!

Located in the established Bellewood Heights subdivision of Warren County, this three-bedroom, two-bath home offers comfortable living on approximately one acre. Built in 1993, the property delivers 1,508 square feet of above-grade space thoughtfully designed for everyday living, with an additional 261 square feet of finished flex space in the lower level -- ideal for a home office, recreation room, or hobby area.

Step inside to find an inviting open-concept layout where the living room flows naturally into the eat-in kitchen, connected through a graceful arched doorway that lends classic character to the home. Warm hardwood-style flooring runs throughout the main living area.

The eat-in kitchen is both functional and stylish, featuring honey-oak cabinetry, a center island for additional prep and gathering space, and stainless steel appliances. Whether hosting or preparing weekday meals, this kitchen is ready for use from day one.

The oversized primary bedroom includes a private ensuite bath, providing the retreat space that today's buyers expect. Two additional bedrooms -- each brightened by multiple windows -- offer flexibility for family, guests, or a dedicated workspace.

Outdoors, the property delivers exceptional value. A covered front porch welcomes guests with genuine curb appeal, while a wood deck off the back provides a natural extension for relaxing or entertaining. The durable metal roof offers long-term peace of mind, and a large storage outbuilding handles tools, equipment, or seasonal items with ease. The one-car garage rounds out the practical amenities.

Congratulations to my seller on the closing of her home in Riceville! We went under contract after just 9 days. In this listing's price range, that's practically unheard of right now.

But when you take the time to plan your strategy, price appropriately, and have a client that absolutely mastered the art of caring for her home -- good things happen.

If you're looking to sell your home, let's talk strategy.

FAQ: Do I have to pay taxes when I sell my home?

Uncle Sam loves a paycheck, but you don't always have to give him one.

The tax implications of selling a home depend on several factors, including the selling price, the length of time you owned the property, whether the home was your primary residence, and whether you meet certain criteria for exclusions or deductions.

Generally, if you have owned and lived in the home as your primary residence for at least two of the past five years, you may be eligible for a capital gains tax exclusion of up to $250,000 for an individual or $500,000 for a married couple filing jointly.

It's important to note that these rules and exceptions can vary depending on your specific situation, so it's always a good idea to consult a tax professional or accountant for personalized advice. Message me for recommended professionals!

I'm still here for all your residential real estate needs, but I wanted to expand my services as my clients have growing and complex needs. Big announcement below!

Excited to share that I've officially joined Realty ONE Group's Commercial Department as a licensed commercial real estate agent serving Cleveland, Tennessee and the greater southeast Tennessee region.

This transition has been a natural progression. Over the past several years, I've worked extensively with residential buyers and sellers, investment properties, and clients navigating complex transactions across Bradley, Hamilton, Polk, and McMinn Counties. My background in law and my own experience as a real estate investor gave me an early understanding of how properties are evaluated not just as homes, but as assets. Commercial real estate formalizes that perspective.

Southeast Tennessee is an underserved market when it comes to experienced commercial representation. The region is growing, with continued development along key corridors, increasing demand from business owners looking to own rather than lease, and real investment activity from outside capital looking at smaller markets. There is opportunity here, and the clients who understand that early will benefit most.

If you are a business owner, developer, or investor with commercial interests in the Cleveland or southeast Tennessee area, I would welcome a conversation. Referrals are always appreciated, and I am happy to connect with other commercial professionals in the region.

979 Oak Manor Drive is officially under contract, and it did not take long. This home received multiple offers and went under contract in just 11 days on market โ€” a result that came from intentional strategy, not luck.

Professional photography, targeted marketing, precise pricing, and skilled negotiation all worked together to create that outcome for my seller. If you have been thinking about listing your home, that same approach is ready to work for you. Reach out and let's talk about the strategy to sell your home in today's market.

โ€ผ๏ธ Market Update โ€ผ๏ธ

Hamilton County is showing a solid but competitive market right now. With 920 new listings and 2,200 active homes, buyers have real options, yet sellers are still holding strong at a 98% sale-to-list ratio, meaning homes are pricing well and selling close to ask. The median sale price of $389,900 reflects steady demand, though the 77 average days on market signals that buyers are taking their time, so pricing accurately from day one matters more than ever.

Whether you are thinking about listing or ready to start your home search in the Hamilton County area, local knowledge and the right strategy make all the difference. Reach out and let's talk about what these numbers mean for your specific situation.

FAQ Friday: Should I Pay a Buyer's Closing Costs?

The decision to pay the buyer's closing costs is a personal one and ultimately depends on your specific situation as a seller. Here are some factors to consider when deciding whether or not to pay the buyer's closing costs:

1. Market conditions: In a competitive seller's market, you may be less likely to pay the buyer's closing costs since there are likely to be multiple offers on your home. However, in a buyer's market, you may need to offer incentives to make your home stand out, including paying the buyer's closing costs.

2. Price of your home: If you're selling a high-end home, you may be more likely to offer to pay the buyer's closing costs as a way to sweeten the deal.

3. Your financial situation: If you need to sell your home quickly or are facing financial difficulties, you may be less able to pay the buyer's closing costs.

4. Negotiating leverage: Depending on the circumstances, you can use the offer to pay the buyer's closing costs as a negotiating tool to get a better price or other concessions from the buyer.

It's important to weigh the potential benefits of paying the buyer's closing costs against the cost. If you do decide to offer to pay the buyer's closing costs, it's important to work with your agent and/or attorney to ensure that the offer is structured in a way that makes sense for your specific situation.
