Just a girl with big dreams and a heart full of gratitude. 🥹💗

September was special.

I look at these little moments and I can’t help but think about how much has changed in just two years.

The girl who almost gave up on real estate is now doing things she once prayed for. 🥹

Not every day is easy. Some days I’m tired, overwhelmed, and questioning how I’m going to get everything done. But I keep showing up, trusting God, and doing my part.

So grateful for every family who has trusted me, every opportunity, and every lesson along the way.

Still have so much I want to accomplish, so many dreams I’m working towards, and so many families I hope to help.

Before you co-sign for ANYONE… please understand what you’re signing. 😩

Years ago, my client co-signed a loan for his brother. Fast forward to today—they’re no longer on good terms, the debt is now attached to the property we’re trying to sell, and guess what?

We have to pay it.

There’s no “but that was his loan.”
There’s no “I was only the co-signer.”

If you signed for it, you can be responsible for it.

And now money that should’ve been going into my client’s pocket from the sale has to be used to satisfy a debt that wasn’t even originally his.

Moral of the story: co-signing is a much bigger commitment than people realize. Think very carefully before putting your name on someone else’s debt.

Protect your name. Protect your credit. Protect your assets. 💗

One of the biggest misconceptions I hear is that once you apply for a loan modification, the bank will automatically stop or cancel your auction.

That’s not something you should assume.

If your home is scheduled for sheriff sale, keep track of your auction date while you’re going through the loan modification process.

Know your date. Know your status. And most importantly, know your options before you run out of time.

More time = more options. 💗

10 years. That’s how long my client had been fighting foreclosure.

When they finally made the decision to sell, even the lender didn’t believe the sale was actually going to happen. Getting this one to the closing table was a FIGHT.

Multiple liens. A private mortgage. Title issues. Lender hurdles. And problems that kept coming right up until closing.

My team and I worked our asses off behind the scenes to get this one DONE. And we did. 🙌🏼

After 10 years of fighting, my client can finally close this chapter and move forward on their own terms.

$630,000 — $105,000 over asking price.

When we first started, the goal was to keep the home. We tried. We gave the loan modification a chance, but unfortunately, the lender wouldn’t approve it.

So we had to pivot to Plan B.

Instead of allowing the home to go to auction, we got it on the market, sold it, and protected the equity she had worked so hard for. 🙏

To my client: thank you for trusting me. I know you’ve been burned so many times before and had a hard time trusting anyone. I don’t take it lightly that you allowed me to guide you through this.

You deserve this. Here’s to new beginnings and a fresh start. 💕🤗
