Huge congratulations to Angie on the closing of her new condo in Cape Canaveral today! Angie relocated to be closer to family and the beach, and it was such a joy helping her start this new chapter.

Brevard County's July numbers are in. Here's what's actually happening on the ground.

Single family homes: 943 closed sales, up 4.1% from last July. Median price held steady at $380,000. Inventory tightened to 3.5 months, down from 4.6 a year ago. New listings slowed 6.8%, so buyers have fewer choices right now.

Condos and townhomes are moving even faster: 227 closed sales, up 13.5%, with the median price up 4.9% to $299,000. Pending sales jumped 22.8% and inventory dropped to 6.2 months.

Bottom line: sellers are in a stronger position with less competition on the market, and buyers who are ready are moving quickly to secure homes before inventory tightens further.
