I say this to sellers all the time, and it still catches them off guard. Your memories, your stuff on every shelf... none of that helps a buyer picture their own life there.

The homes that show best aren't necessarily the most expensive or recently updated. They're the ones that feel open, inviting, and allow someone new to imagine making the space their own.

Merrick Park is the best shopping and dining spot in this part of Miami.

Neiman Marcus, Nordstrom, Equinox, a movie theater, and dining for every mood, all in one place. Winter gets especially busy, and don't sleep on the Saturday farmers market.

A partial home renovation can hurt you more than no renovation at all.

Families often ask me about enrolling their son mid-year or in the middle of high school, and the answer never changes. The school only admits new students in sixth grade or ninth grade.
