Curious about new home sales trends in North Idaho? I dug into our Q3 numbers, and a few things caught my attention. Demand is growing in the $1M–$2M market, while completed specs remain available even at some of our lowest price points. I share quarterly updates with builders and developers on where I see risk and opportunity emerging, including legislative changes that may create an early advantage.

I've been working on the market update for my June newsletter, and a few things stood out to me.

Pending sales are increasing, inventory remains below last year's levels, and price reductions have risen significantly. To me, that paints a picture of a market that is still moving, but one where buyers are taking more time to compare options and evaluate value.

The biggest takeaway? Expert pricing guidance has become increasingly important to a successful sale. Well-positioned homes continue to attract strong offers, while homes that miss the market often require adjustments before finding a buyer.
