I've been working on the market update for my June newsletter, and a few things stood out to me.

Pending sales are increasing, inventory remains below last year's levels, and price reductions have risen significantly. To me, that paints a picture of a market that is still moving, but one where buyers are taking more time to compare options and evaluate value.

The biggest takeaway? Expert pricing guidance has become increasingly important to a successful sale. Well-positioned homes continue to attract strong offers, while homes that miss the market often require adjustments before finding a buyer.

Mineral Point has been part of my family’s story for years. We’ve camped at Green Bay, hiked these trails, swam in the lake, and returned again and again as life changed around us. Some places become more than destinations — they become landmarks in our memories.

Walking the trail recently with my daughter, I found myself appreciating not only the beauty of the landscape, but the stewardship behind it. The forests, wildflowers, trails, and lake access didn’t happen by accident. They exist because people invested in protecting something they knew future generations would value.

I was especially grateful to see the improvements and camping opportunities that make it possible for more families to experience this corner of North Idaho. That’s the thing about good stewardship: the benefits extend far beyond the people who made the investment.

Standing above Lake Pend Oreille, watching another generation enjoy a place I’ve loved for years, I was reminded that some of the best investments aren’t measured in dollars alone. They’re measured in experiences shared, memories created, and places preserved for those who come after us.
