Education
Coco earned a Bachelor's in marketing and management from the University of Montana Business School in 1998. She has been working in the real estate industry since 1998 and received her Idaho real estate license in March 2006 and her Montana real estate license in September 2022. Coco has an extensive background in the title industry, which is helpful for her real estate work. In 2008, she earned her GRI designation as a graduate of the REALTOR Institute. This designation gives her clients advanced knowledge and the highest ethical business operation. In 2009, she earned her ePRO designation, which makes her qualified to sell and market real estate using the highest forms of technology. In 2010, she earned her ABR, which stands for Accredited Buyers Representative. This designation puts her skills above other buyer’s agents because she has kept up with the market and its trends to help her clients buy better. In 2015, she earned her RSPS (Resort and Second Home Property Specialist) certification/designation, which offers more than the standard agent. In 2021, Coco earned her CRS designation, the most prestigious designation a real estate agent can achieve. She is a native of the Northwest and grew up in Kalispell, Montana. Coco is a serious Montana Griz fan and has lived in Coeur d'Alene since 1998.

Locals of the Inland Northwest will definitely tell you how different our lakes and rivers look after Labor Day. And similarly, fall real estate has a different rhythm, but don’t mistake quieter for quiet.

After Labor Day, some of the casual browsers disappear, but the buyers who are still out there tend to be more intentional. Sellers may be more open to negotiation, new listings can face less competition, and transactions can sometimes move with a little less chaos than the spring and summer rush.

For buyers, that can create opportunity. For sellers, it means pricing, presentation, and strategy matter even more.

After 20+ years navigating real estate in the Inland Northwest, I’ve learned that every season has its advantages. You just have to know how to work this market.

August is giving us a pretty clear picture of the Kootenai County real estate market: buyers are still buying, sellers are still moving, and this is definitely not a market where you can just throw a house on the MLS and hope for the best.

What I’m paying attention to locally is the balance. Buyers have more choices than they’ve had in recent years, which means they can be more selective. For sellers, that makes pricing, presentation, and marketing strategy more important than ever. The homes that check the boxes and are positioned correctly are the ones getting attention.

And for buyers? More inventory can mean more opportunities to negotiate, take your time finding the right fit, and avoid making a decision simply because you’re afraid another buyer will beat you to it.

After 20+ years in North Idaho real estate, I’ve learned that market stats are helpful, but knowing how to interpret them for your specific neighborhood, price point, and goals is where the real value is.

Fall is gorgeous in the Inland Northwest… but your house may need a little attention before winter shows up. Which could be tomorrow! (IYKYK, right?!)

A few simple things I’d put on the fall checklist: clean those gutters, check for leaks, service your HVAC, and look for places where heat is escaping. Small maintenance projects now can help prevent much bigger, and more expensive, problems later.

I’ve always believed that business is better when we stop looking at other women as competition and start looking at them as community.

Some of the strongest relationships I’ve built in this business have come from connecting with incredible women entrepreneurs, business owners, and professionals right here in our community. I’ve sent clients their way, they’ve sent clients my way, and together we’ve created something bigger than any one of us could build alone.
