Honestly one of my favorite conversations to have.

When someone tells me they want to buy their first rental property, the first thing I do is start digging into the numbers and what’s actually out there.

We usually look at things like:
• rental comps in the area
• property taxes
• insurance estimates
• potential rent vs monthly expenses
• long-term investment potential

A property might look great online, but the real question is whether it actually works as an investment.

If buying a rental property has been on your mind, I’m always happy to run the numbers with you and talk through whether it makes sense.

Sometimes I look at old photos and laugh because the girl in them had no clue she’d grow up spending her days touring houses, running comps, negotiating deals, and helping people make some of the biggest decisions of their lives.

But honestly… it fits. 🏡
