🚨 FRAUD ALERT FOR SVAR MEMBERS 🚨

SVAR has been made aware of a potential real estate listing scam involving vacant land in Prince George County. We want our members to be especially cautious when receiving unsolicited requests to list property from individuals they have not met or previously worked with.

In this instance, an individual contacted a REALTOR® claiming to be the property owner and requested comparable sales and recommended listing price information for approximately 49 acres in Prince George County. The individual indicated they wanted a quick sale and asked for the listing agreement to be sent via email.

The REALTOR® became suspicious and took additional steps to verify the individual's identity. When asked to provide identification, the individual did not comply. The REALTOR® then independently contacted the actual property owner, who confirmed that they had NOT requested to sell the property and that the inquiry was fraudulent.

Please use extra caution with unsolicited land listing inquiries, particularly when:

• The supposed seller wants a quick sale.
• All communication is conducted by phone, text, or email.
• The individual is reluctant to meet in person or by video.
• The seller asks for documents to be handled entirely electronically.
• The individual cannot or will not provide satisfactory proof of identity or ownership.

Before entering into a listing agreement, independently verify the identity of the person contacting you and confirm their connection to the property. Do not rely solely on identification or contact information provided by the prospective seller.
