What I Believe a Colorado Springs Real Estate Agent Should Really Do for Their Clients

Victoria Labecki | 8z Real Estate | Colorado Springs, Colorado

When people ask what makes a great Colorado Springs real estate agent, my answer isn’t simply knowledge of the local housing market, contract clarity, negotiation skills, or the ability to find a beautiful home.

Those things matter.

But I believe an exceptional real estate agent should also be willing to help a client determine whether moving is actually the right decision for their life.

That’s a big part of how I approach real estate in Colorado Springs.

~ A relocation client who ultimately decided not to move ~

I recently worked with a client who was considering relocating to Colorado Springs from another state.

We toured homes together and talked about what she was looking for in a new home and a new chapter of her life.

As part of our work together, she also chose to work with me through my separate energy-work practice.

Through that process, she gained a different perspective on what she was experiencing in her current home and life.

And something unexpected happened.

She no longer felt the same need to escape her current situation.

After gaining that clarity, she decided that moving to Colorado Springs wasn’t the right decision for her at that time.

And I considered that a successful outcome.

Why?

Because my job as a real estate agent is not to manufacture a transaction.

My job is to advocate for my client.

~ Real estate should begin with clarity—not pressure ~

Relocating to Colorado Springs is a significant decision. It can involve selling a home in another state, purchasing property in a new market, changing schools, moving a family, changing careers, leaving familiar communities, and investing a substantial amount of money.

Sometimes Colorado Springs truly is the right next chapter.

Sometimes another Colorado community—such as Manitou Springs, Monument, Woodland Park, or another area of the Pikes Peak region—may be a better fit.

And sometimes the best decision is to stay exactly where you are.

I don’t believe a real estate agent should be disappointed when a client decides not to buy.

I believe the client should be more informed, more confident, and more clear because of the relationship they had with their agent.

~ My approach to Colorado Springs real estate ~

As a Colorado Springs real estate agent with 8z Real Estate, I work with clients who are buying, selling, investing, and considering relocation to the Pikes Peak region.

My approach combines traditional real estate expertise with a highly personal, intuitive approach to helping people make major life decisions.

That doesn’t mean telling a client what they should do.

It means listening carefully.

It means asking questions beyond “What house do you want?”

It means understanding what someone is actually trying to create in their life.

And it means being willing to say:

“Let’s slow down. Is this really the right move for you?”

Even when the answer doesn’t result in a completed transaction.

~ Your best real estate decision may not always be the obvious one ~

Buying a home is not just a financial transaction.

For many people, it represents a new beginning.

A relocation to Colorado Springs may be motivated by lifestyle, family, outdoor recreation, career opportunities, retirement, a desire for more space, or simply the feeling that it’s time for something different.

Those motivations deserve to be understood—not rushed.

That’s why I want my clients to know that when they work with Victoria Labecki, Colorado Springs real estate agent, they’re working with someone who believes the relationship is more important than the transaction.

If Colorado Springs is the right place for you, I’ll help you explore the market, understand your options, and find a home that fits your goals.

If another community is a better fit, I’ll help you look there.

And if you realize you’re not ready to move at all, I’ll consider helping you reach that conclusion a successful part of my job.

Because the goal isn’t simply to help you buy a house.

The goal is to help you make the right decision for your life.

That is the kind of real estate advocacy I believe in.

One of Colorado's best summer traditions happens after the sun goes down. The Perseid Meteor Shower peaks August 12 through 13, and our high elevation and dark skies make for incredible viewing. Find a spot away from city lights and enjoy the show.

More homes change hands in June than any other month, roughly 38 percent above the annual average. Demand climbs, but inventory does too, so the moves you make this month carry more weight than they would in October.

If you've been waiting for the right window to buy or sell, this is the one I'd circle. Text or call me and I'll map out what June looks like for your situation.

Location tells the whole story. A single square foot runs about $1,240 in Aspen and $192 in Pueblo, with Boulder, Denver, and everywhere else spread across the middle. Same state, completely different math.

Curious where your area lands? Drop your city below and I'll break down what your square footage is actually worth.

Here's the uncomfortable math:
Colorado home values have appreciated an average of 6.8% per year over the last 20 years.

Every year you wait isn't neutral — it's expensive.
I'm not saying the market is perfect right now. But "waiting for the right time" has cost Colorado buyers more than almost anything else.

The best time to run the numbers is before you've waited another year.

Send me a message and let's look at what buying now vs. later actually means for you.

58 mountain peaks over 14,000 feet. 300+ days of sunshine per year. The #1 state for snow sports recreation. 5.9 million people who chose to call this place home.

Colorado isn't just a great place to live — it's one of the most consistently desirable real estate markets in the country.

And desirable markets reward owners.

I'd love to hear what you're working toward — shoot me a message.
