🎉🎂 Last night was all about celebrating some pretty special people! 🥳❤️

We finally got to celebrate two very overdue birthdays for Drew and Tonya 🎈🎁🎂, and we also celebrated Tiffany before her birthday coming up at the end of this week! 🥰🎉

We enjoyed delicious 🥙🫒🥗 food and of course, dessert! 🍰😋 The guys headed outside for some pickleball 🏓 while the girls chatted, caught up, and reconnected 💕😂. We finished the night playing a few yard games and just enjoying time together in the backyard! 🌿☀️🎯

More than anything, we are just so thankful for this crew. ❤️ There is something really special about having a team that feels like genuine friends. Nothing feels forced—we truly enjoy being together, laughing together, and doing life together. 🥹❤️

We know that no matter what life brings, every single one of us would show up for each other. And THAT is something we will never take for granted. 🙌❤️

🏡✨ A little advice for home buyers… look beyond the cosmetic details! 👀🔎

It’s SO easy to get caught up in cabinet colors 🎨, paint choices 🖌️, light fixtures 💡, or flooring!

But here’s the thing… most of those things can be changed! 🙌🏼🔨

Instead, make sure you’re paying attention to the things that are much harder—or sometimes impossible—to change. 👇🏼

🌳 Mature trees: You can’t grow a 50-year-old tree overnight! 🌲🍃

✈️ Flight paths: Is the home in a flight path? Will hearing planes regularly bother you? 🛩️👂🏼

🏘️ The neighborhood: Take some time to drive around at different times of the day! 🚗☀️🌙

🐶 Noise: Is there a dog nearby that barks constantly? 🐕 Are there other noises that could impact your day-to-day life? 🚨🎶

🏡 The lot & surroundings: What’s around the home? What could potentially change in the future? 🌄🌳

A fresh coat of paint can fix a lot! 🎨✨ Cabinets can be refinished. Flooring can be replaced. 🔨🙌🏼

But location 📍, surroundings 🌎, lot size 🌿, neighborhood 🏘️, mature landscaping 🌳, and noise levels 🔊 aren’t so easily changed.

With today’s interest rates, buyers are looking for creative ways to make homeownership more affordable—and an assumable mortgage could be one option! 👀

An assumable loan allows a qualified buyer to potentially take over the seller’s existing VA or FHA mortgage, including its interest rate and remaining loan balance.

💰 Why could this be a big deal?
If the seller has a mortgage with a significantly lower interest rate than today’s rates, assuming that loan could mean lower monthly payments and major savings over time. 🙌

For example, if a home has a 3% VA or FHA loan and today’s rates are considerably higher, that existing loan could be a HUGE part of the value of the property.
