🏡 Summer 2026 housing update: luxury is holding up. The rest of the market is under more stress.
Luxury buyers stayed active even as rates moved back near 7%. Over the three months ending in July, the luxury buyer pool rose 3.6% year over year while luxury inventory fell 2.2%. Prices at the top end were up 5.3% — more than twice the pace in the middle of the market.Everywhere else, buyers pulled back. In August, the broader buyer pool was down about 2%, inventory was up 2.7%, and listings per buyer rose. That gives remaining buyers more room to negotiate in many Sun Belt markets. Sellers still have more support in tighter Northeast and Midwest markets — and at the luxury end.
There isn’t one national market. Price your home or your offer to local conditions, not last year’s headlines.
